what should i expect from villa owner,we booked and paid deposit in june,owner lives in us who sounded very nice on the phone,cheque paid to business partner in uk. villa was found on two different websites,sadley not this site as hadnt found this then,must say looks very nice, price was very good for three weeks,my point is should we have had written confirmation through the post all we had was an email sent,amonth after chasing which said that our booking had been received.the booking form was sent via email ,just put my name on it and sent back,no terms and condition have been sent or received should i be worried as this is first time we have booked a villa or is this the norm
would be greatfull for any villa owners views :confused2

i would defo expect a bit more than that seeing as you dont know them from adam

T&C's
booking confirmation inc full address of the villa as well, not just an email saying booking received

if it took a month to get that how long has it been since you got that email?

i asked the villa owners were renting off this morning do we get confirmation and they said we get ours in a email as well we also got booking form via email

email came on july 1st also said address and directions would be sent after final payment received which i understand is normal, i just
wonderd what any info villa owners normally send out

All the villa's I have rented have been done entirely by email, with no problems. I did get sent a booking form which included T & C's.

We had a very late booking in July and booked with a US owner, something I thought I would never do but it all went absolutely fine, although they always responded very quickly to emails.

Each owner works differently so there is no hard and fast rule.Most owners would like copies of the booking form and terms and conditions as each party then know where they stand.I do know of several US owners who don't send terms as a matter of course but if you are worried ask them for written confirmation .As they have a contact in the UK can you get in touch with them and ask?

that sounds about right, get most of the info when paid up in full, like management co contact info, where to get keys etc

Normal procedure is:-

Renter sends booking form, signed T&C's and deposit to owner.
Owner sends receipt for deposit along with letter confirming booking and when final payment and security deposit has to be paid.
Renter pays final payment with security deposit on or before spcified date.
Owner sends receipt for final payment and security deposit along with all the details needed to find and access the property.

Personally if the initial stages of the above have not happened I would be a bit worried.

I HAVE SPOKEN TO BOTH IN US AND UK AND BOTH SEEMED OKAY TO SPEAK TO, DW SAYS ITS ME WORRYING ABOUT NOTHING BUT AS A FIRST TIME RENTER AND BOOKING FOR 8 OF US JUST WANTED TO BE REASURED SO THAKS FOR ALL THE REPLYS

I don't think you have anything to worry about Steve, it's when you can't get hold of the owner that you need to worry!

US owners do tend to work to different ways to us, ask them if they issue terms and conditions, it may be that they ask you to sign them on check in.

All the other directions and information it is normal for it to come after final balance :)

Loznoon is absolutely right - and once you have enjoyed your first villa rental you will probably wonder why you ever stayed in a hotel!

Hi

I think that a lot of owners would be similar

My system

Bookings held for 7 days to allow for booking form and deposit to be posted etc
Confirmation e-mail followed by written confirmation (i also send a copy of our terms and the booking form) also some hints and tips
After full payment is recieved - e-mail confirmation followed by written confirmation/directions and other useful info
2 days before travel - courtesy e-mail enquiring for last min questions
welcome home e-mail and then return the deposit

I email a booking form for them to fill in and email back and the terms are with that. Deposit is 30%. A couple of weeks before their trip I email details of how to pick up keys and details about the house. I ask them to email me to say they have been received. 70% is due eight weeks before. I also always confirm that the house on my website is the house they'll be renting.

Hi Steve,

My system is pretty much as the other owners on here have said. I think US owners just do things slightly differently from us. I have had guests that I have never had any contact with other than emails and everything worked out OK. As long as you are able to get in touch with them I wouldn't worry.

I agree that as long as you have contact with the owners then I'm sure everything will be fine.

I know I send quite a lot of information out after someone has booked and have normally corresponded a number of times with guests before the final balance is due, but each owner is different.

Perhaps drop them an e.mail asking a few questions about the area etc and then it may put your mind at ease if you have had more contact before your final balance is due. :wavey:

We will conditionally accept a booking by email but we require hard copies of the Booking Form and the deposit cheque within 7 days.
On receipt we reply by email and send them a reply and a receipt in return post.
Approximatly 10 weeks before holiday we require the balance plus the refundable security bond to be paid and then 4 weeks before the Holiday we send out the pack with key codes and locations and map books and a host of other information on Florida. On your return from our home we normally send back security bond within 10 days of the clients return
