Where each villa states say a 4 bed sleeps say 10, is that the max you'd allow to stay???

We've been looking at villas for our next trip but it seems a lot of friends would like to join us, but someone said to me, well do we have to tell them how many are staying if we're happy to sleep on the floor!

Personally i'd never dream of doing this to any of my dibb friends but it did make me curious:confused2

Yes if it sleeps up to 10 that is the maximum. Villa owners are licenced like hotels :)

eg we are licensed for 10 persons maximum, but we prefer groups of no larger than 8 anyway :)

The answer is -yes we owners do need to know as we are only licensed for a certain number of guests.3 Bed homes 8 people ,4 bed 10 ,5 bed 12, 6 bed 14, but sometimes owners don't take groups of more than the number of bedrooms they have .
It is important no extra guests are allowed in the home for safety reasons -for example if there was a fire the fire brigade need to know how many people to search for and they get that info from the owner or man co .
If a group is more than the licensed number then the whole group may be asked to leave by the owner.

In our T&C's it reads just for this purpose. I would hate to loose my lic. because of this it is costly and I am sure it would lead to fines, lawyers, or total loss of rental lic. I just know I do not want to find out. I also prefer 12 guets to the 14 that is the maximum for our home.

Capacity Regulations:
By law, our property has a maximum capacity. The law is quite simple. The number of bedrooms multiplied by 2 plus 2 equals the capacity of the property. This property has 6 bedrooms, hence 6x2=12+2=14. The maximum number of guests over 2 years of age for this property is 14.
It is very important to note that only persons identified on the booking form are permitted to stay at the property. The party leader agrees NOT to sub-let, share or assign the property to any other person not authorized by the owner. Please ensure that we are notified of any changes to the original booking, as unauthorized persons staying in the villa will cause the whole party to be excluded from the property without refund and loss of security deposit.

why do you prefer groups of less than you can allocate for, sorry just being nosey now lol

and, do babies not count towards the capacity then?

We have a large villa so when it is time for change over there is an awful lot of laundry to do stripping all of the beds but when you have 2 additional cots it makes for more linens and towels. Our cleaners have 6 hours until the next guest come in if there is a back to back booking.

If we should have guests that are a bit messy it can very stressful on our cleaners.

I do take parties of 14 but I do prefer smaller.

Just looked at your villa, omg, its lovely!!! :)

Thank you Rachael our home is like our 4th child it is music to our ears when we hear such lovely things.

Like a child it is a labor of love. Lots of work but lots of fun too.

Funnily enough I was a visiting a friend this morning who has a rental home in Lindfields. She was talking about the time she had a family of 5 book her home. Her neighbours (who are residents) phoned the UK to tell her several cars loads had arrived and they had counted 11 people coming and going. She only has a 3 bed with no sofa bed, so goodness knows where they were sleeping!

She phoned the licensing authorities to ask where she stood and they said that she could evict all of then for breaking her terms & conditions and the legal number of guests allowed in her size of property. Her management company went round to oversee their "eviction". They said they didn't think she would ever know how many were staying. How wrong they were.

i'm not sure if i'm right with this but i've heard if there is a large group of people staying and the villa owners have 2 villas they might do a deal for you to hire the 2 villas?!

i think they would prefer that rather then 15 people in an 8 people villa!!

especially if u get caught!! lol!!

being evicted 2 days into ur hols can't be fun!!
