Hi everyone,
We are thinking of buying a property for short term rental in the Kissimmee area, after 16 trips and staying in other people's
villas though we should take the plunge and buy. Any advice please :wavey: :wavey:

This is a big question to ask however
If you are genuinely serious on buying a property do your homework talk to the owners here as previously suggested as there are a number considerations you will need to be prepared for. Currently there is a slowing down of the market in the Orlando/Kissimmee area with quite alot of spare capacity. Like all situations when there are more properties than people looking then it becomes a buyers market and prices have reduced quite dramatically So you could say it is a good time to buy with plenty of choice.

Just as a matter of interest a number of builders are currently offering some very large discounts at the moment to attract buyers.

It depends what your situation is. If you are buying as an investment and wont have a mortgage you may make it pay, but buying now as Splashman says prices have fallen. Having said that in the last 18months they have skyrocketed and you will still buy at the higher end. Dont forget you will pay taxes, Ad Valorem, Property , sales and tourist tax on top of your running costs and mortgage and competition is fierce with rental rates stagnating for the last 3 years. If it were me and i am mortgage free i would definitley not buy now unless its s holiday home just for you , no mortgage and you can afford to run it($10000-$20000 a year)dependent on size.
