Agreed. Hope one will get a Summer booking but assume not. Then if one does it’s a bonus. If not Bank the Points and splash out in 2026.

It’s very likely that there will be availability for next August. If you buy now, most sellers agree to pay the 2024 dues. So you can effectively get a years worth of ‘free’ points if you find a contract with 2024 points in tact. I would expect to pay around $85-$90 per point. The cash cost for next years trip will be a large chunk of the purchase cost (probably 1/3 if you are going for 200 points!) so the sooner the better!

For 230 - 250 points its around £15k - £18 now what that could potentially earn in interest over 10 years I don’t know, interest rates have been pretty pants lately 😬😬
I would like to think we could get half the cost back if we sold in 10 years, if we wanted or needed to sell but that’s not guaranteed. I have worked it out as 10 years because our youngest will be 21 then, he, more than likely, won’t be able to live independently so we might want to keep them longer, health permitting 🤞🏻

The one I have my eye on is $90 per point, there is a couple cheaper but they had 0 points for 2025.

Its our 25th wedding anniversary in 2026 so we will definitely be back then 🤩🤩

I’ve based ours on 10 years with either getting zero/half/75% back well selling.
I would be of offering at least $10 off what they are advertised for.

Loaded just means it has its points. From either last year banked/full points this year.
Stripped, no/less points.

Our resale took 88 days to complete. On the other boards there are threads about when offers are made, go to ROFR, etc. We found these useful as we could more or less track where we were in the list. For us the longest part was the seller returning the document to the broker. They took 5 weeks to do this, they obviously wasn’t in a hurry to receive the funds.

Hi FT - sounds like you have been doing lots of research! Availability wise I'm not going to promise anything as I have really struggled to piece together a December trip at 7/8 months... However, as everyone says SSR is a huge resort so easier to get availability usually a few months out... The DVC Field Guide shows 7 month availability which is really helpful. Re timeline, I have just added on to our SSR contract. We offered on around 24th September and closed last week so am very happy with those timescales. I'm now waiting for DVC to add on the points and checking constantly! I would definitely allow 2 - 3 months as will depend on closing company, seller etc as well... really good luck if you decide to go ahead with offer

The 'haggle' is done when you bid for the Contract. Lets say the one you fancy is $125 a point. Check that other well known website to see what contracts in that particular Resort are going for.

Then lob in an offer below the $125.They may accept it, counter it or decline. It's a game we all play in life like buying a car.

A loaded Contract has Points available and maybe even Banked Points floating around. A stripped one is where there will be no Points available for 2025 as they used them up.
