Boardwalk Villas - tell me everything!

Specifically - why it is so reasonably priced (in points) compared to the others?

When you look at paying OOP the Boardwalk Inn is one of the dearest!

What am I missing?

When you say reasonably priced, you are probably referring to Standard View points. Standard view at Boardwalk is one of the best values of any DVC. It is quite difficult to secure in studios, needs an 11 month booking. In 1 beds it can be secured without waitlist at 7 months none peak times. It is my favourite room I have stayed in so far on property as if you are away from the main entrance it is quiet and quite a nice view (car park is some distance away) and very good value on the points.
Other rooms at Boardwalk are pretty on par points per night with Beach Club and Boulder Ridge Villas.
Generally speaking not only did DVD (Disney Vacation Development, a subsidiary of Disney Parks and Resorts that builds and sells DVC) increase the price of points as they sold more resorts, but they also increased the points required to book rooms- essentially to sell more points and make more money.
Boardwalk and Beach Club were two of the very early resorts to open (OKW, Vero, Boardwalk) and so this nightly point inflation had not got into full swing.
But there are exceptions, sometimes points have been adjusted as in the case of SSR Standard to make them cheaper and perhaps balance demand throughout the club more (so you’ll now find SSR Standard about the same as OKW). Copper Creek had to really have its points set at the same amount per night as Boulder Ridge. Whereas with some they think they can get away with charging high points per night and high costs per point- VGF is the prime example of a later resort which is high points per night, Riviera is also pretty high.
So in a nutshell, it has a standard less desirable view room category (unlike Beach Club) and was an early resort.

Thank you. So I guess we should adjust our budget in case we can’t get Standard view!
