Mobile Anyone's house pebble - dashed?

My friend's is and it's coming away on every corner.

What's the best filler to use? Her landlord won't fix it so it needs to be easy and cheap.

She's concerned it will fall and hurt someone or damage a car.

Ouch! Frost damage and maybe slight settlement of the house. A known problem normally frost is the culprit.

Personally I wouldn't be spending a penny to fix it as it's not her house

Secondly by being a 'good person' and attempting to sort it out she becomes vicariously liable for any claim to be made against the Landlord and her. He/She has already said they wont fix it so she would be going against their wishes. High risk!

If it was my house and I wanted a very temporary fix I would get a dozen tubes of translucent mastic/silicone and gun in behind. That will hold it for maybe a year or two. Then I would use mortar to dolly over the crack. Will look awful!

jeez that looks past repair to me... its literally falling off/coming away from the walls

surely the landlord needs to address this not the tenant

To put dashing into perspective. My house is a 1948 build. Black mortar. Dashing starts 2ft 9" above the ground so nice face brickwork first.

When I had it re dashed the company estimated 1 day to remove the old stuff.

Plasterer and Labourer arrived at 8.00am. The whole lot was in the skips by 10.00am. Shot to pieces.

Frost is a killer hence for a replacement people should steel mesh the entire wall first. Will never come off.

The landlord would see the house fall down rather than spend any money so anything that's been done she's had to do or pay for herself.

Cheap rent means she doesn't want to irritate landlord with demands.

Filler sounds like the way to go then.
The house would look lovely with it all pulled off.

Accidental hit the worst parts with a mallet?

Take away the worry of someone getting hurt without the cost and liability of doing the repair hetself.

Contact Local authority they may force the Landlord to do it , the next road to me a corner house the roof was getting dangerous they made the owner get it repaired it was a rental house.

dosnt sound very healthy what if it was the boiler?

This explains that it is much harder to do this now, unless there is something she isn't telling you or she doesn't have a proper tenancy agreement. Even contact the council herself maybe:

netlawman/ia/retaliatory-evictions

That photo looks like it is fairly major work not to be undertaken by an amateur. She could also find that the landlord could complain she has caused more work by trying to repair it. Make sure she has written to him telling him about the problems even by recorded delivery then the ball is in his court.

I agree with the other posts, your friend should not touch it.
I rented house for 10 years and I would not touch something the landlord has said they don’t want fix. She would be a liability of not getting her deposit back. Although I’m not a builder, it looks pretty major and not something an amateur should do
