Riviera Resale Price- Passed ROFR

Just seen on Facebook, someone has passed ROFR on a 50 point RIV contract, at $121. Given very small contracts go at a hefty premium, and there are no others on the market (thus no competition for a sale) this is low. A 50 point SSR would go for nearly the same.

I think this shows that when RIV contracts of over 100 points start to come onto the market with plenty of supply, we will be looking at under $100 a point.

Buyer beware as they say. No one buys expecting to sell, but everyone should buy knowing they may sell. Those resale restrictions look like they will hit loyal direct customers hard in the pocket. May pick up a small resale contract there myself one day to pool the points for a stay every, say 3 years?

that is interesting YT. around $100 does look likely once there is plenty of supply. What is the position if Disney exercise ROFR and resale the contract direct? Can/will they sell them with no restrictions on?

Wow. However not exactly unexpected I suppose.

Somebody made a big mistake or has had a big financial issue to sell so quickly.

Yes they can sell them as they want- even divide them up, merge them together and now give whatever use year they want.
Doubt they’ll buy Riviera though, they have millions to sell and sales maybe slow, depending on which data is reviewed. Pete Werner said on his DVC show he’s heard these resale restrictions are hurting direct sales. Not surprised really if correct.

We bought at Riviera. Resale value isn't high on my list of priorities and we've got a Grand Floridian contract if we needed money.

The "loss" isn't as significant as it sounds after a few years. A drop to $100 per point at 5 years works out at around $380 per night (including dues). That's less than I paid for the Contemporary this month.

I feel for the people who have sold before the resort even opened. They haven't lost that much though because they stripped the contract and it was only 50 points.

I hope they do roll them back for you, then it would rocket in value, which is nice even if you have no plans of selling.

It would be nice . I think it looks like a great resort and they are being ridiculously greedy with the resale restrictions. I have a standard studio in October and do wonder if I’ll get near one in a few years when there are more resale owners.
Another reason I’m laid back is that we have enough points across both contracts for 1 beds at 7 months (or every 2 years at Riv). I wouldn’t have bought if we were relying on standard studios.

Looks a v nice resort, I’m off to have a look in a few weeks and to take some video.
