The villa I was referring to is the one advertised by Majik who posted earlier on this thread and owns a villa on Hunter's Creek in Orange County.
Many years ago, Orange County did allow short term rentals. When the County introduced the ban, they could only do so for new rental villas so any existing short term rental homes were allowed to carry on doing so until such time as they were sold. Once that happened, the new owners were then banned from doing holiday rentals and so over the years, the number of licensed properties in that area has dwindled to a very small number indeed. Debra

Our fav villa community is Sunset Lakes.
Super close to the 192 with all the restaurants and supermarkets. Plus easy access to Disney. Easy access to the motorways if you’re going further afield and up to Universal. Very quiet community and the villa we had backed onto the lake. We had some wonderful evenings watching the sunset and bird watching with a glass of wine |

We always look for Windsor Hills as it is such a great community. You are very close to Disney and about 30 from SW and universal. I can only agree with what the others have said about villas in that area. All looks like hotels/motels round that area and to get a lovely villa with the amenities you probably are looking for like us, you need to stay further away. Last time we went we only had a 2 day pass for universal so took an overnight bag and did day 1, stayed onsite, day 2 and home. Advantage of that is you then get the quick queue for both days!

Both Windsor Hills and Indian Creek are in a location that is easily accessible to the I4 at the WDW point (just a couple of minutes away) and therefore both options. Windsor Hills has a lot of larger villas and HomeAway or DebbiesVillas may be able to help you find one that suits.
