That makes me a little sad to hear as we have a lovely community here and some of the houses are stunning .
I don’t really have much of an issue with great Ashby way as it’s like anywhere really ,in the mornings with traffic

Yep, that’s Chorleywood. My son goes to school there. My family live in Chorleywood, Saratt and Loudwater. Beautiful area if you have £1 million plus! It isn’t great for commuting though (unless driving as you have the M25 link).

Old Town is lovely and I love the pub on the corner just past the college. Can’t remember the name of it now. Lovely gardens and food. Just one roundabout up from WH college. Lovely little cake shops in old town too

What courses is your son looking to do? Welwyn & St Albans have Oaklands College but that isn’t Sixth Form.

It’s been great during lockdown as we have so many lovely woodland walks and miles of fields .
We will probably move to Hitchin next year so dd stands a better chance of getting into the girls school and we would also like to open a Tap room .
I’ve only been to Great Ashby once to visit friends of OH and where they lived the houses were incredibly close together and the parking was a nightmare. Their house was very nice though! I thought it was maybe all like that but will take another look. I didn’t realise you were so close to woodland walks either.

That must be it then, Mum’s old family home was lovely and in a really pretty area. Unfortunately unless we win the lotto our budget doesn’t stretch to that much 😂

The school he is in at the moment focuses on Business, so in the sixth form he wanted to do Maths A-Level, Business BTEC/A-Level and the AAT Level 2/3 diploma in Accountancy. This is obviously quite specialist and I doubt we’d find anywhere that offered exactly the same but we spoke last night and he’d be happy to drop the AAT but he definitely wants to do Maths and Business. He would need a third subject though which he’s not sure of.

Take a look at Rooks nest, it’s at the start of Great Ashby.
They have a converted barn ,it’s next to the house that Howard’s End was based on .
Look on Fine and country instead of right move , The nicer houses are on there
We like it but I think we want a new build but may go for a viewing anyway if we can soon.

I grew up in Welwyn so know the area well. Lots of friends still there. I see Oaklands mentioned above and that's where I bought my first property. Nice area and good connections although it's a drive to the nearest stations if the London connection is important.

You could also consider Digswell which has Welwyn North station right in it for the train to WGC and onto London and near your OH's golf course (I expect it's the one my step-father was a member of). The only drawback with Digswell is it may fall short on your shops criteria. It has a pub but not sure what it's like these days. (for pure amusement - google 'Digswell Gone with the Wind house' for a rather infamous property there).

An other option would be Old Welwyn. Even closer to the A1 than Oaklands or Digswell, best of the 3 for shops and pubs but, like Oaklands, it would be a (2 mile) car drive to the station if needed
