I’ve decided to go with a local agent, the valuations all came in at a similar amount and I really liked the Purple bricks guy but think I’ll feel better with someone who has an office I can go to if needs be! Had my EPC done today so hopefully I’ll be on the market in a few days! It’s scary!

Last summer our agent charged 0.9% and valued the house way higher than anyone else. And we got it. They worked their socks off.
Cheap isn't necessarily best. Paying a bit more to potentially get an extra £15K seems like a good deal.
Get multiple valuations and ask each why they think they will get that amount. The right agent will make a world of difference.

Can I ask please when estate agents quote say 1% , is that 1% plus vat or inclusive of Vst ?
So if the house sold for £300k , would the price payable to the agents be £3000 or £3600 ?
Makes a big difference

It depends if they are VAT registered. Most estate agents would be I imagine, only a really very small outfit would be under the threshold.

So they will always quote their prices £X + VAT, ie £3,600 total in your example.
