Planning application

Just a quick question as I have no clue in this area.
I have a piece of land I would like to sell but believe it would be worth more if there were outline planning approval in place .
Might sound stupid but do I have to have actual plans drawn up for the planning to be approved in principle?

Outline planning permission will significantly increase the value. It’s well worth the hassle - go for it.

Itwill increase the value if planning is approved, of course it will decrease its value if no planning permission canbe obtained!

Thanks for your replies but will I have to submit actual plans or just say I want to build s 3/4 bedroom house

If you get plans in principle it will increase the price significantly. If you get actual approved plans it will increase the price drastically.
Land with permission is very desirable.
