I’d make a list of tasks to sort the new house that need sorting. Allot a couple of days to ferry your mum around to do them all. Then move her in ASAP.

Sorry if I'm wrong, but I read the post as meaning that not everyone has a Mum that's around. They would love to have a Mum there even if it's only to nag.

If there was a emotionally controlling husband that was part of this situation who was expecting the efforts constantly ( not saying the mother is controlling) would we all expect a person to be thankful that she had a husband? It isn't always as simple as this person biologically gave birth to you therefore they have a free pass over your life.

Ziggyzag I understand where you are coming from. I have lost my parents and feel deeply sad that I no longer have them but unfortunately for some people they aren't lucky enough to have selfless parents willing to do anything for them.
OP you have gone above and beyond and all these expectations seem to be exhausting you.

I agree.

Set a timescale with mum when you expect her to be in her new home. As long as she has something to cook on, have something to sleep on and the other normal utilities, get her in there. Bits and bobs of non essential furniture can follow within the following weeks.

That is how I read it too, and I still stand by what I said.
