Timings for banking points on a resale purchase?

Morning

Have been researching purchasing for a year or so and did the DVC tour in October. We have decided on SSR to start with at the 150-160 point mark.

I understand that points have to be banked 4 months before expiring. Have found a sale that we like and has some 2019 points on it with a Feb use year.

Looking at this I would have to complete and have the points in possesion prior to the 01/10/19? Is this still doable with ROFR and closing if my offer was accepted in the next week?

Maybe I am off the mark in which case ignore me. Can you not make it a condition of the purchase that the seller banks the points before exchange of contract?
