Thanks again for the replies.
Unfortunately my mum lives on cloud 9 to some degree so is looking at properties she can’t afford, so I wonder if she is looking at this realistically. She’s adamant she wants to be as close as possible to Cardiff to be near by sister and her grandson arriving soon, but park homes around there are very expensive.
When I bring this up I’m being “negative”. So my task is to find somewhere close enough with quite a small budget, wish me luck! 😅😅

Tbh approaching 60 is still young, so I’d just leave them to sort it themselves.
Can’t imagine my mom in her early 60s allowing me to have anything to do with finding her a home or having any say in it.

If your parents were approaching 80 I might think differently.
I can understand your concerns, but ultimately it’s their choice - I don’t mean to sound harsh.

DH is 60 and I'm 58 next week. We are still sorting things for the grown up 'kids' not the other way around 😁
I do help my Mum out as well and DH his parents but they are all between age 80 and 90. We are the runners around in the middle

Family is always hard. Your parents are young and I am sure you are in no way trying to make the decision for them just help them make a decision that they won’t regret. Park homes aren’t cheap. Some of the figures I see are 70k at the very bottom end with maybe 50k for second hand. This is before site fees which of course continue for life. Also as you don’t own the land there is nothing to sell other than the home itself which will erode in value very quickly.

I live in the vale of glamorgan, there a few park homes around here. Know a few people who live up on fontygary, my neighbours lived up there for years too. There is a home there at the moment, just the one bed but is on for £79,950 with nina estate agents.

I may have the wrong site but didn't some in Fontygary end up in the sea? Or was that the caravan site?

From a practical point of view I would suggest that they buy one that has been adapted for people with a disability eg wide doors and a ramp rather than stairs. I have worked with people on the Lincolnshire coast who have retired there when physical well and they have been stuck in one room and unable to access the bathroom due to a disability.

We have lived in our park home since we got married 38 years ago. Love the place and the community, during these hard times we have done shopping for older neighbours and have a little social distance chat everyday.

As far as losing money our site has gone up in value, our double mobile home cost us £28,000 is now worth at least £200,000, new ones cost over £400,000, mind you we are within easy access of M25, M4, M40, Heathrow airport and crossrail link from Langley when it starts. We know this isn't the same on other sites.

Would we change things, No, we are very happy in semi retirement now in our little community.

Yep there was, 2011 though thought it was more recent. The caravan park down the road from us in Sully had some erosion, which they have managed to reinforce, and a bit further along in lavernock theres always landslides but I think the site there is a little further back.
