Estate agents question

We’ve got someone coming out on Saturday to value our house, do they usually take photos at the valuation or do they come back if we decide to go ahead?

When we had valuations on our last home once we’d decided which agent to use they sent a photographer out a few days later.

Don't forget to haggle for the rate

Ours started off at 1.5% plus vat

Our house was valued at Ł170k

We haggled it to Ł1500 flat rate including vat and sold at Ł185k

We had 3 out to weed out the undervaluers and over valuers! Ours took photos once we had decided which one to go with. They were cagey about fees and we got 1% from 1.25 but not including VAT. Our one really earned her fee and ended up getting signed off with stress due to our **** buyer!

We did, but don't be fooled I to the one who values it the highest. Look at the land registry web site which gives you actual sold prices.

Ask where they advertise
Will they show viewers... I personally am not paying an agent large sums of money, for me to show people around, on a second viewing possiblity
How often will they update you

Bearing in mind I sold seven years ago !

Get at least three valuations. Also look yourself at what other comparable properties sell for.

Do some research on Rightmove of the other properties the agent is selling. If they have 40 properties identical to yours on sale then why would yours be the one they point prospective purchasers too?

Look to see if they have lots of adverts on Rightmove that have been there for ages or reduced (Rightmove tells you all this info). This is a good indicator as to whether for not they value high and then once you've signed get you to reduce price to a more achievable one

Also look if they are selling similar properties in your area. If there is another similar house in the next street chances are the buyer will view both.
