Adopted or not adopted that is the question?

Hi guys,

Can anyone tell me if this road is adopted or not? Looking at my house plans is confusing me. I have a meeting to discuss plans next friday. But any opinion is welcome.

Is it a new build? Our road wasn't adopted until some time after all plots were sold.

It is a new build. That makes sense. The plans are a little confusing.

On our site the road was not adopted until 6 months after the last house was sold. There was a section 38 in place which would have kicked in before adoption if necessary to pay for any repairs/ remedials.

It is usually the case that it is only adopted once the development is complete. They will want to inspect it and ensure it is to code and this can't be done until the developers have completed all the works.

Up until that point there is usually a clause that the developer is responsible up until adoption (which could be through a management company)
