At 7,8,9+ % it is more than that. Imagine now if dues are $7 a point now and you say own 200 points, and they went up 8% (below many of these increases) on average per annum. Your current $1400 pa dues becomes the following (first column is years from now, last column what dues would be).

This is a truly scary prospect and it also means, if we get many more rises like this, the contracts will plummet in value.

Expect to see Vero plummeting in value already, and I wouldn’t be surprised to a lot of contracts coming in the market quickly, and possibly prices depressing.

DVD needs it’s backside kicking. Whilst I know they have had to increase salaries, some of these increases such as transport, look to be very dubious, how much is being loaded onto DVC owners.

DVD need to remember the owners can vote their management out.

Wow YT year 40 is scary! Even at year 5 it’s hitting the $2k let’s hope there is enough disgruntled owners and the feedback from this years changes their thinking for the following year. As you know I’m always looking and thought perhaps the bargain might come at the end of the year(not that there has been any bargains lately) but this table is certainly off putting and is def making me think twice! How far are you in on rofr?

My third contract for this attempted add on (other two ROFRd) went last week but came back with an error on. Not sure if that starts it again from yesterday or not. It will likely pass. I'm glad I didn't go for a bigger contract now.
For the first time in a while I think there's a good chance we could see an annual Xmas/ New Year resale price reduction. I also think DVD may be hit with some direct sales drop off. I've seen tons of people on social media contemplating selling up, or more often, saying they were to add on but now are not going to.
DVD/ DVCMC have really rocked the boat here, but won't change anything unless it hits their bottom line.
I will be watching resale prices with interest.
In the unlikely event my latest is taken ROFR, I'll think before buying another. If prices come down I'll still be tempted. This next one though is definitely my last.
I would stress the table is if it was 8% a year from now on, unlikely, but even at 5% it's not great.
Really I cannot see why going forward, once these wage increases are done, it cannot be kept to inflation.

I think people will see this and VB resale value will go lower. Buying VB because it's the cheapest will cost much, much more than buying even Copper Creek direct over an average period of ownership. If I had VB I think it would prompt me to sell immediately. Beautiful looking resort though, I plan to visit soon.

It’s just really greedy . Those wage costs are going on for a few years so even if they keep the % up for a few years it still bad. Do you think it could be something to do with the huge interest people have in owning and the way they have pushed resale up and ppl still are paying so they have thought why not? The housekeeping increase is ridiculous as someone mentioned they don’t come in everyday.
I know you have said before about inflation/dues you need to become the voice of the people ha ha

Ironically mine came back last night with an error - then the amendment had an error which I pointed out and also asked the question about whether Disney had a further 30 days from now or whether the original date stood - I haven't had a response so if you find out please let me know. I am a little like yourself if we don't pass ROFR this time may hang on for a bit - the increase isn't great. would be expecting some good deals now - wonder if Disney will ROFR them all?

One of my contracts is at AKL but having stayed most of my time there at concierge, I’m happy to keep the contract. I did consider a small add on there but now I’m thinking that if I do add on it will be at BLT

The union's negotiated $15 an hour for housekeeping and CMs. And some people on US sites are STILL advocating leaving housekeeping tips. Not many housekeeping staff in UK are on £12.00 an hour.
However some other things still gone up.
What really grates on me is that Disney Vacation Club Management Co (yes run by Disney) charges 12% of dues as their management fee. So because dues have gone up, at SSR alone, they pocket circa $800000 more pa.
