I asked our title company if we could sign the affidavit without it being notarised which they were fine with. Might be with an ask.

Yes, we just bought Poly direct and Disney required us to sign the affidavit and have it notarised, although I insisted that Disney arrange and pay for the virtual notary appointment (which they did). It was very simple.
