Your opinion on the Buyback percentage

I realize the Disney Vacation Club guides will throw out the phrase “You can’t buy resale because Disney buys back all resale properties.” I am curious to see if that is something that is still believed.

I am curious what you think the percentage of buybacks actually is. Of course, not all the resale companies compile their data together but based on my experience since 2004 I would say the consistent number is around 12% of the contracts get bought back. Of course, you have sellers who list properties with no points for two years and they typically don’t demand as much as the contracts that have current or bank points. They typically sell for less and then those can lead to getting bought back.

In my opinion is the overall buyback rate on all resales contracts since 2000 is around 12%

What is your opinion on the buyback rate since 2000

1) Less than 10%
2) Between 10% and 20%
3) Between 20% and 30%
4) Between 30 and 40%
5) Greater than 40%

I think I would currently agree with your 12% (ish) however when we bought in March last year the buyback rate seemed much higher - possibly 20 to 25% but that was possibly just my interpretation due to 'will they, won't they' nerves lol.

I would have thought around those levels. Maybe 15%. Depends how good a deal finder you are though in terms of how you are ‘hit’. My last contract I had two taken and it was third time lucky. I had never had one taken on my other contracts.
