Replacing bath with shower...

Hi all, the dibb is my go to place for advice! It's like asking the office team!

I have 2 teenage children.
We need a good shower in their bathroom. Our's in our ensuite is tiny and is used by the whole family.
Do we a) add a shower above the bath and keep a bath underneath

or b) take the bath out of the family bathroom and replace with a bigger shower?

How much does not having a bath affect a house sale? We aren't moving imminently, but as the children grow up, we won't need to live so close to the school anymore and may well move for more garden...would not having a bath really bother buyers, as I'm thinking our house is very much a family home in our village, right near great primary, secondary and the leisure centre and pool.

Anyway, have you considered similar options and what did you decide?

We have an en-suite and yes same all three of us were using it .
At the beginning of last year we got our bath taken out in the main bathroom and replaced with a larger shower unit , much better and only me uses the en suite now lol. Don’t miss it a bit .

We added a shower over our bath. Mainly because it was the quickest and cheapest way. It is a really good shower and all we did was change the taps / tile / add shower screen. I say we but we had someone do it for us. A handyman rather than a bathroom company as there is no plumbing involved.

Saying all of that. It wouldn’t bother me at all if a house had no bath. We never use them and all prefer a shower.

It depends on how much work you want to do, and your water pressure (although I guess that would affect any shower).
But I bought a thermostatic mixer tap and a hose / riser and it is excellent. The taps are the sort you get in a hotel where one side does the temperature and the other side turns the water on.

We are doing just this and having bath taken out and large walk in shower added as none of us use the bath anymore. I wouldn't think that it would effect the saleability of your house in the future, would be easy enough to put a bath back in if needed. We can't wait for mid Oct for work to start after booking it in in April!

We had this dilemma last year.

In the end we decided to go for a bath shower unit.

We didn't really need a bath, and were 100% not bothered about it affecting resale value. But we took the compromise. And we're really pleased we did it. We've got teenage boys and there's no substitute for a warm bath to deal with football/ rugby/ athletics injuries! Also, I had am operation on my hand in April. It was a whole lot easier to keep my hand dry in a bath rather than a shower. We've already used the bath more than we thought we would... and we had a bath there in the first place!

Our bathroom is tiny, but we love it.

No bath wouldn't bother me in the slightest (I'd prefer it TBH) but the fact you're near a good primary would make me think twice about it as a large portion of your potential buyers are likely to be families with younger children so might be put off if they don't want the hassle of putting a bath back in. So I would probably go with a shower over bath to be on the safe side. And as Bev said, this is likely to be the quicker and cheaper option anyway.

We removed our bath a few years ago and turned into a wet room. Bath was never used and at 75ys old climbing into a bath wasn’t easy. No regrets at all, as for decreasing value, not my problem , leave that to the kids because we won’t be moving

5 years ago we bought our house and it had no bath. One of the first things we did was get a bath put right back in. It was a fairly big job as we decided to reconfigure the room so the we could have a bath plus a walk in shower as well. Our thought, too, were that this was not our forever home and a family house needs a bath, but it’s whatever works for you.

This is exactly why my son had a bath put back in, grandson and grand daughter love a bath after sport.

A wet room is absolutely awesome. Saying that if I was moving house and the property I liked didn't have a bath I wouldn't buy it unless they knocked £1K off so I could put a new one in.

When I sold my late Mums house the Estate Agent said I could get more if I ripped out the shower and put a bath back. I didn't!
