Home resort choice
Right, as you'll of seen me post a bunch in here already, myself and my wife are gearing up to buy into DVC finally at the end of this year (all being well a bit sooner.)
We initially had our heart set on the Poly for our home resort as we've wanted to stay there for years and go there multiple times every trip as it's got loads of places we like to eat and drink and the theming is our favourite. Obviously its incredibly pricey so this seems like a no brainer in that regard. However, EPCOT is our favourite park by a mile and we have stayed at BC a couple of times and love the crescent lake area, however BCV are a very expensive and not particularly great DVC deal so we've been looking at BWV as a viable alternative. Now to cut a long story short, we're struggling with the idea of picking between the poly and boardwalk. The two issues are contract length (we're both 33 so either are doable but obviously boardwalk runs out a lot quicker) and the risk of buying into poly and the point charts shifting as it's been long rumoured they might increase the point usage for a studio and at buying a 150 point a year contract could massively decrease it's usability for multiple week stays in a year. If you were us, what would you pick and why? Both the poly and boardwalk are similarly priced for 150 point contracts but obviously the poly is the more "desirable." We're stuck between using our heart or head on this one! |

TBh neither! BCV/BWV are both 2042 so no difference, price point for Poly is too high! In your shoes I'd look at AKV or SSR pay the same as you expect to pay for 150 at Poly but get a bigger contract = more points, more options for where,when & what IYKWIM Poly studios are points heavy so generally not too hard to get at 7 months - You're going to get around 50 -75 points more for the same money & that's 2 weeks every year in some resorts!

We own at the Boardwalk, I love it and have never regretted buying there at all. Fantastic location. Lovely villas, It’s my happy place.
However the 2042 limit can’t be ignored. We have stayed at AKV a few times. It’s never hard to get a room there so I’d say you aren’t getting a big home resort advantage unless you want to book the value rooms which can be hard to get. On out last trip we stayed at Copper Creek and loved it. Great location, the boat to MK is fab. Villas are very nice. Great DVC pool with cabanas that we really liked. I’d take a look at it. |

You can ‘usually’ get boardwalk (Preferred view rooms) at 7 months

If I was aged 33 I wouldn’t touch some Resorts with a barge pole. Big money and a poor return.

Good point. We tend to book the standard view which are great points value.

Asked my brother as he was over and is my go to DVC man! He bought in right at the begining and has been loads of times and knows all the resorts. He thinks Boardwalk, mainly as you like Epcot so much. Poly is up there in the better value and is pretty amazing as you know. I wish you all the best in your choices, I wish I was 33 and having this choice😊 we bought first in 2005 at SS, but have never stayed there😂All our DVC trips have been to OKW!

Out of your 2 options I'd buy at The Poly for the longer life on the contract. Whether you'll use it or not, it's still significantly better value, and should you come to sell it on you could recoup some, if not all of your investment.
My original home resort is The Beach Club which we all absolutely adore, but I bought there in 2002 with 40 years left on the contract, I wouldn't buy there now. As Bev said, you can usually get The Boardwalk at 7 months, and The Poly generally has 7 month availability also so I'd be looking for value for points at a resort I was happy to stay at should I have limited choice on availability when I holidayed.
