What's your top 3 priorities when choosing a villa

1. Location

(Windsor Hills, Indian Creek, Formosa Gardens) Stayed at Orange Tree once and found it so far out, too long driving back and forth to Disney with 5 bickering teens in the car - also, the driving out there is shocking so the less my DH has to complain about useless drivers that don't know where they are going/what they are doing, the better!).

2. Pool with Jaccuzi & privacy

3. Number of bedrooms & Wifi

Joint 3rd as It is essential for us that there are enough bedrooms so that the kids don't share (or we might as well be at a hotel) and there has to be wifi for the 100 devices we seem to bring.

2. Not overlooked
3. Not carpet in living area

2. Games room with pool table (for DH)
3. Lovely pool area overlooking a lake or at least not overlooked by others and not backing on to a main road.

I was wondering what the obsession with a south facing pool is in Orlando?
I have stayed several times in villas without south facing pools but we have always had sunshine late morning and all afternoon. It is not important like in the UK.

Also proximity to Disney. All the claims of we are this far or that far... The reality is unless you are staying on a Disney property (or even if you are) there is a commute to get from one park to another and everyone off property has to travel several miles and minutes 'on' property. I see claims that are just not true as also time of day makes a difference!
There are other parks and other considerations too.

Gated communities have break ins as do non gated communities. In April there were 3 burglary's in a gated community near Disney and in broad day light we were told by a reputable source. The world and his wife get the access codes

For me the top 3 are as follows :
Outlook - what is the pool view like it peaceful and not backing on to another home, I like to be able to relax and enjoy a peaceful view conservation or lake.
Size - bedrooms/living area/facilities. Our family does not like to be on top of each other for too long.
Price - Cheap is not necessarily best - you get what you pay for.

A lanai is not on my list as the places I have stayed pool umbrellas have been totally adequate for reading and eating meals.

I definitely get you point about location I wouldn't be fussed if I had to drive another 10-15 minutes. On a recent 'Holiday homes in the sun ' type programme a couple turned down a house on Southern Dunes because it was too far from the parks to attract rentals.

Having stayed in ungated/way out and gated/closeby, my choice is the latter. It really made my stay better, especially with children in tow.

As for pools - we only go on august and therefore the hottest time. All I can say is pool heat was needed for my last stay😳 So therefore south facing is important too
