How does renting DVC Points/Property work?

Hey everyone!

We're curious - i've been having a look at renting a room through dvcrequest.com.

I've never rented points/booked a DVC room so i'd love to know what it entails... everything from booking to checking in!

The prices almost seem too good to be true? What's the catch?!

Not used the company you mentioned but have rented from people from here on the dibb. They advise you how much per point they would like. You choose your resort room type and dates etc. They check availability for you. If its all ok, we sent them the money before hand. They sent confirmation to us. All very simple and smooth. No problems at check in

DVC owners rent you their points. You can rent direct or via a company like DVC Rental Store, David’s etc. You will pay more via a company usually than direct.
The points per night vary depending on resort, room type and time of year. Use the points calculator on Dibb to see how many points required.
Owners can book their home resort for you 11 months out, and any resort at 7. Smaller popular resorts at peak DVC times (not necessarily peak UK holiday times, for example August is quite a slow DVC month) often book up before or at the 7 month, particularly in studios. 1 beds often have much better availability and are large units with full kitchens, and a living room as well as washer and dryer but are almost twice the points of a studio.
When booked you are sent a reservation number and can link to MDE and it works just like any other reservation.
You will generally save a lot of money compared to cash rates.

Do you get the other perks that usually come with an on-site stay? For example, If they were still around, would you be able to book fastpasses at 69 days out and ADRs etc?

Yes.

You get a perk not available to cash guests too - free parking.

All guests get free parking at the parks but have to pay at the hotels. Rooms booked via points do not have to pay for parking, that can be a significant saving at $25 a day.

All check in is currently done online Guppy.
Do also be aware that fees are usually not refundable; but most rental companies and direct renters will do their best to change reservations ( depends on the Use Year of points and availability of rooms)
Good luck, you're correct in thinking you'll save a heck of a lot over direct cash bookings

Yes, although they encourage online check in, which is very easy to do.

I've rented points several times. The only real catch is that you have to be prepared to book your holiday exactly 11 months out to be guaranteed the DVC resort you may want - especially the studio rooms can sell out quite quickly after that 11 month mark. And once it's booked, that's usually it - changes in dates or cancellations are difficult or impossible. You're at the mercy of the owner for that.

For example, we have 14 nights booked and payed for, for September 2020, across AKL, BWV, and BLT. It was close to $3500. Of course we couldn't go, and we were so lucky that our owner was able to re-rent those points for us and he's now in the process of rebooking almost the same for us for May 2022 at no additional cost. This was VERY lucky for us, as I've heard of lots of others who weren't so lucky and the owners couldn't or wouldn't do this and they just ended up losing the money. You definitely don't have the security that you would when booking with Disney. So that's the main catch, I suppose! For us, the small risk and lack of flexibility is worth it to be able to stay at Deluxes for these prices.

Would the credit card Section 75 reclaim money still work by renting direct with the owner or the US-based business if it went all to pot?.
