SSR Resale

Hi All! Long time lurker here.

We have been considering (and researching) DVC for the past 4 years, with the decision to purchase at the beginning of this year, as we have now moved into our "forever" home.

We have decided Resale at SSR is what we want, and that we will potentially purchase direct later down the line, as and when our family grows.

I have just been accepted for 200 points priced a 115 per point, which is more than I initially intended to spend but still do-able.

Is 115 a reasonable amount given the climate (SSR Direct Points going up). Do people expect for SSR to eventually or drop or will it now continue to rise? I feel like this is the only variable I haven't looked into, as it's been steady for such a long time.

Hi PineolaPrin and welcome to the dibb 👋. SSR resale prices have climbed rapidly in recent months even before the direct pricing was just increased to $180/pt. The ROFR monster is definitely real and at times totally illogical. It took us 3 attempts to get our most recent SSR add on through ROFR and when we successfully passed it was for a slightly lower price per point than was previously taken - go figure?! I think dvc resale market do a monthly report on prices for the contracts sold/taken using them.
For us in this uncertain market I’d be more keen that I was happy and comfortable with the UY, points on the contract, and points available, anything else is just noise at this stage imho. In the short term I don’t see prices dipping much (if at all), but who knows when the financial hangover from Covid may kick in. In the meantime you’ve hopefully acted to insulate and protect the price of your Disney holidays going forward. Good luck.

Thank you so much. This has put my mind at ease. I am a classic "Overthinker".
We're not too bothered about the prices dipping too much, but I guess I would be sad if it began to devalue what we had purchased?

We travel in September, generally. I have opted for a March use year, as it is what was available. Will the use year effect us considerably?

The contract has 16 of 2021's left, 160 of 2022's and all 200 of 2023's.

All I can say is make an offer that you are happy with, if it gets taken by Disney move on and make an offer on another. Don't try to judge Disney or overpay to try and get round it. There are always contracts for sale and take your time to get the deal you are happy with.

Nothing is guaranteed, but in the past when the price for a sold out resort has been increased, the corresponding resale has increased. This time Disney has reacted to SSR resale increasing a lot, so maybe it's already high, but I'd say it's very very unlikely it'll come down in the short term.

Congratulations. I agree with Zavandor- I can’t see it dropping with the direct price going up and the US economy opening and WDW moving back to normality next year. Demand is apparently picking up at a fast pace now.
I can see DVC potentially going up a lot in value the next 2 years so you may be glad you bought more points. I saw average resale for SSR for one broker on an email yesterday said last month it was £116 a point.
Never buy a luxury timeshare as an investment though. If when you come to sell you don’t lose too much compared to what you buy at you’d have had excellent value. If you break even- brilliant value. If you make a nice profit - amazing value when you think non DVC owners had been dropping thousands every time in dead money.
Most of all- just enjoy it, when we can get back.

If you don't end up purchasing that March contract then consider that if you generally travel in Sept or even later and maybe for Halloween or Christmas, then with a March use-year you need to bank any unwanted points by 31st Oct. So maybe search for a contract with a use year nearer to Sept as that might give you a little more flexibility.

Say you booked a reservation over Christmas but needed to cancel after 31 Oct your banking deadline, then those points stay in the current use year and would need to be used by 28/29 Feb.

A June use-year has a banking deadline 31st Jan
While an August use-year has a banking deadline 31st March

There's possibly more pro's and con's to consider, especially if cancelling within 30-days of check-in as those points go into an holding account, which means you can only book a reservation with those points within the following 60-days and they also can't be banked.

So for example, if cancelling a Sept reservation 29-days out with a March use year results in not only being limited to booking within 60-days of check-in, but also having a shorter time frame to find a reservation that checks-out before the end of Feb.

I've taken everything onboard and have gone with 150 points, direct at OKW.

Something has been nagging me over buying resale as our first contract, as we would never go back to buy direct. Now we can build on our 150 (direct or non) at our own pace.
