I’ve just mentioned this to DH. He’s a foreman for ground workers/drainage.

He said it may well be a blockage and to inspect the disco chamber first to make sure it’s not backed up. If it’s not backed up then likely a trap not fitted.

Definitely mention it as snagging though. They need to fix it for you.

I also had a sewage smell in my new build downstairs bathroom. It turned out to be a badly fitted valve on top of the sewage vent pipe. It meant they had to knock a hole in the wall to repair it.

If that does not work, I would get snagging in. You have 2 years to report faults.

Little tip re the shower in our en suite (new build house). Just after the two year snagging period, we had a leak under our shower tray. I could not work it out at all.. at first.

The drain from a shower often has a 4 inch piece of plastic over the top, sitting slightly proud and the water drains down the sides and under it.
This is attached by being offered up from underneath and then a flange screwed onto it for above. The 4 inch cap then sits on top.
Somebody had trodden on this cap and in so doing, fractured the screw thread bit underneath the shower. The water was leaking out, onto the floor and then through the ceiling below. Plenty of damage.

The solution is simple. The parts fitted were made of plastic, cheap, shoddy, useless and around £6 for another equally weak and useless replacement.
I paid £26 for an all metal, indestructible replacement. It took 10 minutes to fit.

If you have a similar set up, I would urge you to replace it.. before it possibly fractures.


It was part number 2 that fractured due to the down weight on part 1
Quick question if you don't mind. How do you dismantle the assembly. I believe I have a similar set up and would like to take item 2 out to try to clean the pipe (I think there might be a slight blockage).

You have to..

1. Access the underneath of the shower tray.
2. Remove the 4 inch cap. (Number 1).
3. Pull up item number 4 (which collects rubbish).
3. unscrew number 2 from the top.. there was a tool that slotted on it when assembled. You will have to improvise.
4. Reach underneath and unscrew the Union to the waste pipe.
5. Remove the item 6 whilst having a cloth underneath to catch water.
6. Block the waste pipe to prevent ingress of smells.

If you have a blockage, the normal way is to find a suitable solution to pour in and clear it without dismantling.. or solve your problem by emptying item 4. You should not have to dismantle the whole assembly unless (as in my case), it is fractured.

Numbers 3, 5 and 7 are simply seals.

OK many thanks. I don't think I can get access to underneath with causing a bit of damage. Is it possible to remove 2 & 4? I could then potentially get a drain unblocker down as I'm convinced its just hair

You should be able to lever up item number 1 (the cap) and then using your finger, pull out item number 4 (the trap for debris). That then leaves a hole and the waste pipe entry.
