Too far out for us, most certainly not 20mins from Disney.

Asyou say, tour operators get their villas through agents who manage private owners’ villas, and usually allocate your villa on arrival in Orlando. Not all homeowners accept tour operator bookings. Holidaymakers who rent direct from an owner choose their own home and location.
If you have any problems with a rental villa, it is always a good idea to let the management company know straightaway. They are on hand to deal with any issues. The homeowner will be relying on their manco to take care of their property, and may not be aware of the day to day matters that may need attention. If you want to know how close you will be to the parks, Google Maps is a good way to check out the distance and driving time to Disney - go to maps.google and click “get directions”, then enter start address = your chosen community, and end address = 28.343,-81.566 (This will take you to the Disney maingate). |

Depends what you want out for your holiday. We have booked a Villa for 2 weeks next March. We only intend to do 4 park days so no problem having to drive a few extra miles. What we do intend doing is visting Tampa, Clearwater and AM island so staying in Haines City is great for beach days and shopping and cuts down on the travel to these places. There will be loads of malls in the vicinity too such as those used by locals so more bargains to be found. Having fully researched villas, southern dunes ticked all the boxes. You also need to remember that you get more for your Money here as well.

I love Southern Dunes the drive isn't a problem and its a lovely quiet estate as its on a golf course The area is good too Walmart just at the entry gates as is Winn Dixie, a really good chinese takeaway, and nail bar. Across the road is Checkers, McDonalds, Burger King and not too far from that you have an Ice-cream store, Popeye's Domino's, Sonny's bbq and Manny's there is also an Aldi's for food and eating out its central to everything Dunkin doughnuts isn't far either. To me you won't be disappointed We are going back to Southern Dunes next year as we are returning guests to the same villa we had last year and it was brilliant for the price with hot tub and swimming pool

We did AOA with TCD last year and we were given SD and personally would never stay there again just because the villa we were given was a shocker, saying that the estate is very well maintained, wal-mart just outside the security gate, we did find the drive to and from the parks did get tedious and is defo more than 20 mins even on a good day, we had to deal with hotel beds about all the problems with the villa and they were useless just didnt care, AOA is a lucky dip really and many people have had fantastic villas, we book through CT now and they send photos of the actual villa we will be staying in and the last one was amazing so we have booked to go back with CT

Nice community, cracking golf course but miles away, your at least a half hour to Disney on a good day and 45 mins to Seaworld and Universal.

Apart from the distance ... the lack of breakfast places nearby was a disappointment for us too! By the time we found one we had gone past it!

For breakfast try RPlace Eatery if you come out of Southern Dunes and turn left it is on the northbound carriage way somewhere near a furniture store and Manny's. It does not look great from the outside but they do serve good food and very reasonable prices.
There is also a Denny's near there as well at a large truck stop |

We do golden corals everyday as like buffet breakfast to set us up fir day, obviously there are lots of eateries around but you need to research and see if it's your cup of tea, it certainly wasn't ours
