I'm sorry but there appears to be some sort of downer on SSR on here but hey you enjoy those 2042 contracts & I'll enjoy my extra 12 years
I recently read an article published about the time that the Poly was on sale, basically the authors thoughts on DVC pricing & DVD's strategy in relation to it: Basically it boils down to getting a price point that makes them a shed load of money but also gives them something to sell & does explain why they are suddenly ROFRing like mad. If the set the price too low the Resort sells out by setting the likes of VGF at $245 they can sell loads of smaller contracts & still have something to sell. I expect the new resorts to be around VGF or higher SD

The prices for BCV simply cannot be justified now on a savings basis. Maybe they think if they can get the ‘best’ DVC resorts up in price, Riviera will look a comparative bargain.
I heard, came from guides, that Riviera will be high per point but unusually low point per night. I’m not convinced, also if it is low points per night then I imagine many DVC 1 owners will want to trade in if it is good. Could cause disgruntled Riviera owners complaining resort is booked up on 7 months. I’m still thinking we may have some more news to come about trading between DVC 1 and Riviera if this low points per night has any truth to it.

The Poly is now $235 per point! We paid $182 and that was at the end of 2017. Who’s going to spend that sort of money!

I think that’s the point. We can talk demand and supply but paying massively over the odds, even with impulse buyers (who don’t tend to be the ones buying sold out resorts as they are not pushed at walk ins on the tour) will be reluctant to pay these prices. So is it to drive up resale this making the price differential with the latest resort less, is it to make the new resorts appear good value, or is it so they’ll make a bigger margin when they do reluctantly sell some. Probably a combination of all three, but I just cannot imagine they will have current owners queuing up at these prices?

Wow...Copper Creek, Boardwalk and Beach Club are now more expensive than what we paid for the Grand Floridian direct just over a year ago.

Me too, it's a lovely resort and the biggest units of all the DVC resorts. I only sold my points there due to a change of circumstances
Not at all, everyone has their favourite resorts for different reasons and if you don't mind where you stay buying resale at either SSR or OKW (especially with an extended contract) would get you more points for your money It's just interesting to see how much of a difference there is now between the resorts when only a few years ago they were quite close in costs. You'd be surprised, Disney must feel they can sell points at those sort of prices, not everyone is as savvy as us Dibber's

I think it is correct, not everyone is that savvy but most of these buyers will be current owners, and surely they are not daft enough (and it’s going into that realm now I’m afraid) to pay 30k upfront to save nothing on renting (as in BCV).
I’ll probably be proven wrong though.

As of today BCV resale is being listed at $133 a point- this is a new contract with DVCResalemarket today. Clearly the market doesn't seem to think it's worth what Disney are now charging. Still scratching my head

When we first stayed there in 2005 it really felt like we'd stumbled across a hidden treasure, it was so quiet and laid back then, it's got a lot busier and louder over the years, presumably down to free DDP. I didn't go back there again until 2010 and was surprised at how different it felt.
