Buying a Villa
Folks,
Wonder if someone can help We are in the very early stages of considering buying a villa - 4 beds at Southern Dunes Can anyone give me a rough figure and breakdow of the ongoing individual costs we would expect to pay on a monthly basis please? Many Thanks George

Don't do it! Unless you can 100% fund it without renting.
TBH lots of people will not rent at Southern Dunes as its too far out. Join an owners forum . top-forums is one where you will get a wealth of experience and info. Running costs are astronomical for STR homes. |

Hello George. We researched and invesitaged for over 2 years before we decided to go agead.
Here are some of the costs that you will incur: Mortgage (if you take one) Home Insurance HOA Property Taxes Water Electricity Cable TV Phone Internet Management Company fees (Monthly) Pool cleaning (weekly) Pest control (monthly or bi-monthly) Lawn care and gardener Tourist taxes (if you decide to rent out) Sales taxes Maintenance Cleaning There are other yearly fees such as hotel licence, fire extinguisher testing, accountant. I might have missed a few! Figures vary greatly from villa to villa all depends on the area, size and cost of villa etc. Villa owning is exciting but very hard work. Im not an owner but the biggest thing I see other than costs is technically you never have a real holiday out there any more as you are constantly adding, upgrading and looking after your property.
Good luck George, Southern Dunes is a cracking community with a fantastic golf course. |

Many Thanks
As it will be predominantly our house with rental an occasional afterthought to fund redevelopment we have chosen Southern Dunes as we like it there. Sorry what is an STR home?

Good luck, sounds really exciting.
STR means short term rental - i think thats what they were talking about.

We love it there, its remote enough for us to be away from hustle and bustle, secure and quiet with decent shops and restaurants not too far away. Played from the proper tees for your ability it is a really good test and at $35 monthly membership ad $25 per round including buggy weekday and $35 at weekend at this time of the year represents great value. With new Rocketballz woods, this will finally be the year I get home in 2 at 16 from the blues!

We have a 4 bed and I can give you a rough price guide.
Electric- at least $350 per month Water - at least $100 per month and ours is cheaper as its reclaimed Cable/internet/phone - $120 Alarm - $45 HOA fees $400 per quarter Management fees - anything from $300 up depending on guest call outs and number of cleans Proprty tax - different for everybody, ours is $1700 ish per year Insurance - again different for everyone, ous is $1350 ish per year Plus our mortgage payment on top of all this! We're over at the villa right now and have bought a new sofa, had an alarm fitted, had new Air Conditioning ($3000), new patio furniture - the list goes on. And anyone who tells you its easy to get bookings is a liar! Pussycat |
