Builders, quick question

We have received a quote for an extension to be built. The builder has listed a schedule of works with a figure at the bottom. He has then listed PC items with a figure next to each one. Are the PC items separate to the schedule of works quote?

PC items are an estimated amount for sundries such as a bathroom suite or floor tiles.

The Builder will put an average amount in but the cost may go up or down. I would add the lot up to see if he has included or left out the items

I prefer to see the PC stuff left out and then included under the definitive figure.

So for example
Extension £25000 + PC items £1750 etc etc = £26750.

You should ask the builder to qualify in writing whether the basic quote includes the PC sums.

Assume you know that PC means "Prime Cost" and is an allowance for items that can't be quantified exactly at the minute. Things like kitchen fittings, sanitary ware etc that you haven't chosen yet. You should also ask the builder what mark up he requires for overheads and profit on top of the invoice value of the items.

Also ask (if it is for kitchen fittings and the like) if the main estimate includes for fitting or does the PC sum include an allowance for fitting.
