Approx. Cost of extension?

We need a new garage, ours is separate to the house and ancient asbestos cement.
I’m leaning towards having a garage built onto the side of the house, that could be part utility/part storage, possibly with a room / rooms above - we could extend our tiny bathroom to include a nice big walk in shower at the rear, only a sink and radiator would need moving and the soil pipe is in the outside corner of the room so presumably would stay put.
The rest of the space could be a dressing room. Velux windows in the roof would negate the need for a rear window.
I’ve read that £1500ish a metre is average. So 6m long by 3m wide ( I think our drive is around that width) = £27k - is that for the shell alone?
I do know that a sewer pipe runs down our drive though, they had to dig up a 2m section of our drive a few years ago to get at it, I’m imagining a manhole having to be put in the floor or something?
We have a concrete ‘crazy paving’ drive that slopes dramatically from the rear of the house down to the current garage so would probably need steps building to tie in to the couple of steps to the decking leading to the conservatory.
I’ve looked at moving, but for something similar it would cost £60-£80k more than ours is worth plus we’ve got the house pretty much perfect after 20 years!
We’ve budgeted £10-£12k for just replacing our current garage, so an extra £20k for far more space seems a no brainer. I just don’t know where to start!

You probably need to contact a builder and get some quotes, as well as an architect. Building regs/planning are a minefield. My brother who is a quantity surveyor told me it was about 1800-2000 per square metre about 4-5 years ago, guess that is area dependent, but not sure if he used his area - north east or ours south coast! A stand-alone garage can be single skin brick, needs no insulation really and will be quite cheap.

To have a room above it needs to be double skin brick, insulated and fire proofed. I’m not sure you would get away with just velux windows above a garage.

We have an integral garage that had a room built over it (not by us) and we are currently converting the garage into a kitchen and discovered all these things! We had considered knocking the conservatory down and incorporating this and had quotes ranging from 40-70k. Our building work alone to make the garage habitable space is 25k. Possibly cheaper if you shop around and or do work yourself but can’t see it would make a very big difference 😓

8 years we paid £18000 for a 4 x 4 metre extension. This Included the electrics, 2 velux windows, french doors. We have a sewer pipe under our extension which has a bridge over on both sides but no man hole. It did cost £100s for this part as we had to pay twice for a camera to check the pipes and it cost more for the heat loss part to be checked as lots of glass

Our extension is due to start in March. Is costing approx £36k for 6m x 5m. Must admit to being a bit clueless about everything so just praying we have picked a good builder and don’t get ripped off. One positive thing to come out of working from home is that I will be around when they are doing it.

Ours was £26k for 5m wide x 4m out but single story. A two story was about £45k so the same size.

This was a room with windows french doors and remote control velux. We have power and heating. Flooring was extra.

We're having a 2.7 x 4.5m extension to our lounge this year, including knock through, windows, patio door and steels is £21k

Rough guide I would say between £1200 and £1500 per sq/mt for new builds. Although I did a new build in the garden 29.9 sq/mts(permitted development) for under £400 per sq/mt.
