I saw a SSR 50 point contract going for $137 last month. Not sure what it went for in the end but it just seems mad.

A lot can't afford to go lower than a set amount as they have finance outstanding on the contract, they will make a loss, that's why often they do not counter offer. I think at one time DVC finance was over 10% If you bought directly on finance like that no wonder people want to sell it.

You'd be bonkers to buy it unless it has last year's points banked into this, as with closing and no dues paid you'd be paying more than direct.

Our 120 pointer passed RoFR weeks ago, but the sellers still haven't signed the closing documents - they have 6 days left to close according to the contract, so I'm wondering if they feel they could have done better in the current market and are going to pull out.
Oh no that’s terrible if they do that so close to the end

The prices are crazy... if only resale buyers would just stop buying at these high prices then the demand would not be there and the price would reflect this. I saw a contract for 120 pts(not enough really) but that sold for $105 with this yrs pts still really high! When I went on holiday they were not this high for SSR. Bet you wish you had gone for that 100pt fidelity one that you posted about a few weeks ago

I'm thinking with direct at what it is, it cannot go much higher as the hassle factor means it's not worth buying resale for a very small saving. Resale buyers are savvy as they've done all the research, so there can't be that many willing to pay over the odds.
By Xmas I'm hoping, possibly optimistically, that prices may supress a little.

With the USA economy doing very well at the moment I think it may be a while before there is a significant correction in prices. USA has a lot of disposable income at the moment it seems.

I agree. Due to their productivity being much better than ours, I've noticed a real acceleration in standard of living over us and disposable income over there. This has now been happening since the financial crash. Their average salary is shooting up. Ours has been suppressed. We need to increase productivity and stop this artificial supression of wage growth, and quick, otherwise we'll see the USA go so far over the horizon it will be like the 1970s and early 80s again.
I think with resale prices though they are now getting so close to direct there's not that much wiggle room- that is until DVD jack them up again in the New Year. I'll buy before then hopefully.

We should have a Poll on here. How much will Riviera go for!

Maybe $200, maybe $250, possibly more!

Having driven past it a lot this year I wouldn't got more than $110
