This is the best I can do. I am not such a big fan of MK as I once was as I think they have gone downhill a bit:

Is it that the roof is bowed or is it bulging? Check the ventilation on the roof. It it doesn't have any vents and has wet bedded ridges it could be that the full roof is saturated underneath and the timbers have bowed due to no ventilation. Definitely worth checking. Concrete tiles also only have a lifespan of thirty years, clay tiles around 50 years + and slates up to 100 +. All dependent on how well they're fitted and that the proper fixings were used.

You aren't going to like this sorry. If I was making an offer for the house and looking at the whole roof aspect I would say my offer is £9k lower to cater for a new roof. To me it looks like it is rapidly reaching end of life.

I think you are right with the problem. But with those tiles, I think replacement will be way over £9000 unfortunately. But it obviously depends on the area of tiles.

I agree with this. When I researched electrical items for my refurb/extansion - I walked away from MK and specified BG. MK have gone to the digs unfortunately.

That’s the original roof from the looks of it? If I was looking to buy your house, I’d be offering on the basis that a new roof would be needed and I’m guessing the surveyor would be mentioning it anyway.

Thanks guys, I don't have to have the same roof tiles as most people who have replaced their roofs haven't got the same ones. As it's just one side that I have tiles I am tempted to overcome my fear of heights and do it myself.
