Mobile Optional Extras - New Build

We are thinking about buying a new build. I am aware of the issues surrounding new builds but it is the best option for us. We are thinking of Taylor Wimpey - again I know the issues surrounding them too!

My question is, when you purchase the extras- is this an upfront cost or something you can add to your mortgage? We aren't thinking of getting everything through them, however we do want them to do the ''main bits'' such as kitchen and bathroom so it is live-able right away.

Any hints or tips would also be greatly appreciated!

Yes they are added to the mortgage, we moved in 10 years ago on sat! To our Taylor wimped home. We added about 9k of extras, was so much easier doing it at that time and was just the way we wanted when we moved in.

Carpets weren't included but we're very reasonable for good quality . We got the whole house apart from kitchen carpeted in 60 oz wool carpet for 2k which we only renewed 2 years ago.

some mortgage companys add them to the the mortgage, it depends on the deposit versus house value as you cant borrow above the house value

we bought a new build but dint get the extras as they were overcharging, like an ourtdoor plug £600 lol its £150 ish with a qulaified sparky

we moved in in august, good luck we love our with barretts

I think I might still have my price list for what I bought if you want an idea , 10 years ago though lol,
Most were very good value.
We had a triple wardrobe, built in dressing table and stool, two bedside vpcabinets for £1700 which is go fab quality and still as good as new,
Fireplace and electric fire was £1000 , burglar alarm £400, just to give you some ideas,

I had extra doorways put in, upgraded the carpets and blinds through out. Also added extra power points and had TV ariel outlets put in to every room. Had an outside tap put on the side of my garage in addition to the one in the garden and had extra outside lights and power points fitted around the property too. I paid cash but can't see why you couldn't add it to the mortgage, just makes it an expensive loan.

The one thing to think about when fitting your budget to the possible 'extras' - and you summed it up with the being 'live-able straight away' comment. See what Taylor Wimpey are will to 'give' you to spend on extras as a starting point and you will lose nothing by asking for more/purchase price discount - the worst that can happen is that they say no

I would sat consider things like a double oven, your preferred kitchen cupboards/worktop and under cupboard lights in the kitchen, extra electric sockets throughout - try to work out what needs to be plugged in and where and get them added in to the best places for you (we got one on the end of the worktop run by the back door - much cheaper than an outside socket and multipurpose!) and half/full tiling in the bathroom(s).

We had hard flooring and lino put down but carpeted ourselves the day after completion as we didn't like the carpet options.

Ultimately choose what you like - and will actually use otherwise the options are really expensive! We are so glad we upgraded the oven to double - and didn't get built in appliances.

It will be expensive but I know we can't afford all we want without adding it on.

We love the oak/walnut interior doors but can imagine them being expensive to upgrade?

We have our own washer and dryer and have no interest in a dishwasher. Worried that they won't fit into the 'gaps' TW will leave if we don't buy built in white goods?
