Potential new DVC owner
Following on from Goldia's thread we have had our offer accepted for 120 points at AKV and had confirmation yesterday that it was sent to Disney for ROFR.
This purchase has been a long time coming and recent family events has taught me that life is indeed too short for sayings such as "i'd like to" or "we should have" so now is the time. It's all very exciting, but a little scary too and the next 30 days or so will no doubt seem very long. I have a couple of questions (and probably the first of many) if any kind dibber could help with: I have received the welcome information etc from the title company which states some of the documents will require to be signed before a notary, is this correct? I thought this was the case for the seller or if the purchase was financed (we are cash buyers)? also If the contract does go through there are some points that will have to be banked before 31st January 2022, would you ask the seller to do this just now or assuming everything goes smoothly leave it for me to do it when the points are loaded? and finally again assuming a smooth transaction there are already banked points which have to be used by 31/03/2022 so we will have to rent them out as our trip isn't until July. Is this something that a DVC newbie could do myself or should I use a company like David's? Thank you as always for any assistance. Gillian

Good luck with the ROFR. If they take it just go again. On my final contract they took 2 before I got the third attempt.

We didn’t need to use a Notary when we bought resale a couple of years ago. I’d check with the title company, noting that you’re in the UK. It may be that you’re buying from another international seller and there’s an extra step (notary) that doesn’t always apply?

I never needed a notary either in 3 resale contracts. I digitally signed the last lot.

Hi there,
I hope your contract goes through without any hiccups. Today I've been reading through the closing documents sent for our resale contract, none of the contracts need to be signed in front of a notary. They are happy for us to print, sign, scan and then email back any documents. Hope that helps you, Good luck

Thank you, I contacted the title company and they have confirmed that we don't need the documents witnessed by a notary.

Hello!
To answer your other questions, if you want the old owner to bank the points you’ll need to say now as it’ll need entering into your contracts. I would just in case it takes an age for whatever reason. And yes, once yours, you’ll have to sell them if not using them. Options include rental companies or renting them privately yourself as far as I’m aware. But I’m a newbie too! Welcome and congrats!

Just received confirmation that Disney have exercised their right to first refusal on the contract we offered on. Oh well back to looking for another contract.
