Mobile Cost of Architects Fees?

As above, can anyone advise roughly how much they would charge to draw up plans for:
a) loft conversion,
b) 2-storey house extension

We are hoping for a loft conversion, but if for whatever reason it’s not feasible, then a possible extension instead.
We’ve been led to believe by builders who completed our kitchen (although some years back) that it would be possible for a loft conversion with dormers as we have a high enough pitch in loft, but we’re just wanting to get plans in place before we re-mortgage.

We are using a friend who is an architectural technician for our garage conversion and single storey extension. He is confident we won’t need planning permission but has included it anyway as well as structural engineer etc and max will be £5,000, but he predicts it will be less but doesn’t want us to have any surprises!

I didn’t pay for specific plans for a recent loft conversion, I had 3 quotes by loft conversion specialists who all included plans in the quotes. This was used when applying for the mortgage funds and the bank had no issues with it.

Our architect charged us just under 7% of the build cost (excluding bathrooms, kitchen, gas fire and tiles). Plus VAT.
This covered everything from initial meetings, options for plans, sorting out planning and building control and managing the build and snagging. We had weekly site meetings and additional meetings as necessary.

Thank you everyone for your replies- all quite different.
I also need to get our house valued so I can get an idea of loan-to-value on the mortgage side of things. The problem down our road is that no 2 houses are the same. The properties were built between 1930’s - 1960’s & theres a mix of different detached, semi’s, terraced & bungalows! We’re in a detached but there’s no other identical one. Last time we re-mortgaged, the surveyor basically asked us what we thought it was worth! Thanks again. 😊

We sort of had a similar experience. When having ours valued for mortgage, the guy asked us what we wanted the valuation to say. we told him and that's what he put down.
