I would love to build my own house but me and the cats wouldnt fit in a caravan

Not for me I'm afraid though admire those that do. Way too much hassle.

We are in the south the plot is in Hampshire.
It's currently got planning for a large 3 bed detatched house but we will amend the planning permission to a 4 bed, it's big enough to easily re-configure without affecting the external appearance. Incl dressing room off the master Downstairs snug, WC, office and large open plan kitchen/ diner / living area with bi fold doors spanning across the back of the house into the garden. Just what we have always dreamed of. The views across the paddocks next door made me cry - I was so overwhelmed with how amazing it was. Just working at 100 miles an hour to sort our finances out so they can remove the property from the market. Still concerned about a cash buyer swooping in at the last minute

That sounds incredible! I'm sorry I'm being really nosey now, but how does it work financially when there's not a house to mortgage, do you just get a special kind of mortgage? Do you have to have a certain amount of cash up front? I'd love to buy but we've always had quite small deposits so been out of reach for us!

Go for it, can’t be any worse than living in a place you are doing up! And you can do things properly from the start not sort out other people’s bodge jobs. You may be living in a small space but can get that sorted to suit with no upheaval every time you have people in!
We feel totally upside down at the moment as have decorators and carpet fitters in, but in a couple of weeks it will be done! We have managed as we bought a c*** house that had the location, it really makes a difference as you can escape to the garden or for a walk for a couple of hours. Good luck and make sure you post plenty about it all x

Financially - So we will have to go down the specialist self build mortgage route which is what we are trying to arrange at the moment (they do a similar AIP but it takes a bit more effort to get). It's trickier than a normal mortgage and you need at least a 20% deposit of the land value + estimated works, which luckily we have.
They need quotes + all the details of the planning permission and works when it goes to full mortgage application. If approved they then lend in stages, land purchase first, then foundations, wall plate, walls excl roof, then watertight shell, first fix, second fix etc. Between each a surveyor comes around to check the stage is complete before they release the next tranche of funds. It's a bit easier if you have enough equity / cash for the purchase of the land as you can do the mortgage application when you already own the land, but we don't have enough so need a small mortgage for the land too. Then at the end of the build, you either stay with the same provider but more likely move to one of the mainstream providers and hopefully the new value of the house is much more than the plot + build cost so your LTV instantly drops Fate works in really funny ways, I was on the phone to the EA regarding confirming the financing for the plot and my EA phoned me to say news just in the house we originally wanted and missed whilst our house was on the market (it sold 4 months ago) has just fallen through. So now we have a really difficult decision to make.

You are not mad at all. I wish that I had done it, but that window for me is past.
Renovations, kitchen threads etc have proved popular fare recently and it would be awesome if you were to do a ‘house build’.
