As the builder didn't have an immediate buyer for ours we were allowed to live in the old house for up two 2 weeks after completing.

This was amazing as it gave us time to have carpets fitted, curtains put up and all the bits you don't think of with a new build. There's no curtain poles to hang curtains on, no towel rails, no toilet roll holder, no light fittings, We needed to literally buy everything everything. Build this expense into your budget. We probably be spent just over £10k including flooring throughout, turf and half of the fence costs.
We had similar arrangement with Taylor Wimpey. They made an offer for part exchange but they would market the property through two local estate agents for 6 weeks. If it sold for more we could keep the higher price and negotiate with them for a couple of perks (we got an additional £500 off our extras and got to keep the additional £3.5k it sold for).
DH hates hassle so it was perfect. The new build was delayed about a month and our buyer wanted us to move out but we said no as Taylor Wimpey would part exchange. Too much hassle for a few weeks living elsewhere and storage. The lady just moved in with daughter in the end.

We are looking to move in the next year or so and this has just put me right off new builds. It so much hassle moving anyway but ended up in rented doesn’t appeal to me at all.

This was similar to us .
They told us that the house would be complete by December 2020 but our house had to be sold ASAP which it was in august and then they decided to tell us “oh , actually it won’t be ready till July 2021”!
And again they wanted us to go into rented .
Sorry but no house is worth the hassle of that for us so we pulled out .
We exchanged on Friday for a much older “new build” and I’m so glad we did . It’s so much bigger and nicer to look at , the build quality is better too .

We looked into this and as well as getting below market value you always have to stick to their timeline for viewings and they don’t look too kindly on any you say you can’t do for whatever reason and your house always has to be “viewing ready” .
Even though we pulled out on the new build we kept their agent on which was ‘Moving made easy’ and she is the go between for us, our solicitors and our buyers and their solicitors. She’s been invaluable.

Why don’t you look to part exchanging your old house with the new build developer? This is a great way to be able to stay in your home until the new house is ready.

We did this and it was great, no hassle of selling our original home (and that can be some hassle) no pressure on us to leave original home before new house ready. It really was perfect for us. We checked prices of our old house and they valued ours at £3000 under where we thought it should be but when you take in to account all the fees we would have had to pay to sell it ourselves it was well worth it.

Company had sold our old house already so on day of collecting key for new house someone was moving in to our old house. There was no pressure on us to move early as we made it clear at the outset that this was what we wanted so they just told the new owner of our old house they would have to wait. Very, very smooth.

We couldn't do part exchange as the differential between the property we were selling and the property we were buying was insufficient.

We put our house on the market but the developer would not allow us to reserve the plot until we had a complete chain. We did sell but unfortunately the a sale further down the chain fell through. The developer suggested we did something called a 'Smooth Move' which puts them in charge of appointing estate agents and progressing the sale for full market value. We did have problems along the way because the completion date was put back from October to the end of March by the developers. We did however agree to move out a month early as our chain was in danger of breaking down. As part of the package the developer met the cost of storage, flooring and stamp duty. They would also have met the cost of short term rent, but that was not necessary as we just took over the top floor of DS's house for the month.

We part exchanged when we purchased our new build. We purchased a Bellway house, they took our flat we were selling and we got the house. They then sold the flat on afterwards (at a loss... ). It was the easiest process and was all done in 4.5 weeks.

We sold our house last year at the end of February. The kids had moved on, we had a buyer, we were now mortgage free and all was great.
The plan was to live in Premier Inn for 2 months and pay for storage.
Unfortunately covid happened 😬
Premier inn closed in March so we had to move in with family.
Because of covid the new build was delayed
We finally moved in to our new build in October
It was all so stressful, but we are in now and so happy with our new house.
