I can’t really work out why people spend 5 figures year after year like some do. Start buying contracts instead, and save yourself a lot of money. The contract isn’t dead money, nearly all DVC owners buying resale have got back what they paid I imagine, many making a decent profit. Back in 2016 I was buying contracts for a net $65 a point which are going for $50 a point more now if I want to sell (although growth recently has been slower, it’s just going through the roof now though again).

I doubt it.

The majority of Brits stay for two weeks and usually with free dining ( pre pandemic )

When I looked at it last year, the cost of DVC membership to get two weeks would be £30k+ and then almost £2k in annual subs. Plus dining costs

If you are going to thread crap then at least be honest about it.

Two weeks at OKW in Aug is 198 points, in Sept it's 142.
DVC resale membership for OKW is around $105 a point.

Let's say a 200 point contract. That's $21000, at $1.38 to the £ that's £15k.

Due on that 200 point contract is $8.36 a point, so $1672, at $1.38 to £ that's £1211.

As the illustration above shows, once you buy in, a night in a studio costs you roughly £50-£75 a night in ‘dues’ going forward. So for example if you stay at Boardwalk, in summer cash a studio will cost you around £5000 for a fortnight but you’d pay roughly £1000 in dues if a DVC owner for those points for 14 nights.
Much easier to justify year after year. And if/ when you get sick of going (or don’t want to go) rent out the points (very easy even during Covid) at twice the dues cost minimum for a nice profit, or just sell the contract.
It isn’t for everyone, and it’s best if you have the cash to tie up in it rather than borrowing , but if you are paying year after year to stay in deluxe, it can be something of a ‘no brainer’ but I’d recommend buying resale only now personally as the financial benefits are still there buying direct but not immediately as good.

And bear in mind that it's still sellable, even if you don't recoup all of your costs (which you probably would, if not more) you'll still get the majority of it back from selling.

No brainer IMO if you're spending £10k a year on Disney holidays.

My original 2 contracts at BCV are selling resale for more than double what I paid for them in 2002 & 2003, we've had 19 years of amazing WDW stays from them, yet I could sell them today for twice the original investment...

This assumes that people who book DVC go every year, many like us go to lots of different places around the world and only book DVC every few years.

Of course, it only makes sense if you go every year or every other year (because you can bank and borrow points if you go every other year you can buy half the points, so if you go every other year in a studio for a fortnight, about 100 points at around £8,000- £9,000 will do the jobs you can land a contract at $105 resale).
If you don’t go at least every three years (and that gets a bit trickier to plan but you can do it with banking and borrowing) but ideally at least every 2 years, then DVC isn’t worth it for you.
Because it makes stopping pretty cheap when you have it, you’ll often find DVC owners ‘adding on’ and end up going twice a year. I started off with 160 points intending to stay one beds every couple of years, then added on, then added on twice more. I now have 390 points, enough for a studio for a month roughly a year as I intend to go out and basically live in DVC for Feb or March when I retire. A lot cheaper than owning a villa.
Points can also be used in other DVC properties away from WDW- we are booked in Vero Beach this summer.

If buying resale for the lower cost ie US$ 105 I expect these are at the likes of SSR and OKW?

If so, how easy is it to then book a non-home resort at 7 months?

My situation is... We are expecting to go every other year. young family so DS is almost 4 and another on the way. The only Deluxe Resorts we would look to stay are Poly, WL and BC.

However, as our favourite resort we would be more than happy staying POFQ each time we go but only looking for a studio and on the monorail loop next year with the future arrival being 9 months and I expect a lot of time being spend at MK.

Not too sure if resale would be suitable for us, maybe only when the kids are older and we maybe need more on-site space so a 1 bedroom for example...
