OK. Standard MDF skirting stuck on with instagrip. Does it feel damp at all?

Can you push your thumbnail into it any more than an area where there is no problem?

Nope it feels all normal. So is simply just the glue coming out?

No the glue goes off in minutes and any residue gets sucked in to the new plaster.

Best I can come up with sorry but make sure you win this battle and they sort it out. I suspect you have paid big money for a house and it needs to be right. Best of luck.

They have been great with any issues, so hopefully they continue. The site manager is great. Thanks for all the help! I will let you know what they say 🙂

Can I ask... was it the builder's plumber who told you it wasn't the plumbing that was at fault?

I don't mean to be cynical, but perhaps you could try an independent plumber?

That deffinatly looks like rust along the bottom of that radiator in the picture and along the plastic pipe on the right

Good spotting by Colin.

I'm still dubious about those pipes behind. The quick way to check the area for less than £15 is to buy a damp meter and have a check around.

Not the best quality tool but cheap and cheerful and does the job. Order now and get it tomorrow if you have Prime

Its a local plumbing company i think. I have another person coming out to check today. They have been very helpful the last 6 months, so I don't think they're getting out of anything 🙂

I wiped and that brown stuff isn't rust, well I think.

The other brown stuff is more like a browny yellow waxy substance. And when you wipe everything, nothing comes off the radiator.

I'm assuming if its the radiator, then they will be back out again.

Is it possible that you dropped something into the top of the radiator, like a candle or something that might melt slowly>

Nothing on the window. I don't use candles. I wipe it and then it comes back.
