Has anyone extended their home?

Hi,
At some point in the future we'd like to extend to the side of our home.
Has anyone extended in the last few years? If so, would you mind sharing roughly how much it cost and roughly what size?
I'm not too sure of our measures off hand but I'm being nosy and curious to see if we'll ever be able to afford it 😉

We did a partial Garage conversion and an L shaped flat roof extension behind it. Extension 4m x 5m. We installed a new Shower room, and as well as extending the heating into the extension changed all of our existing radiators. We don’t have flooring yet, and still need to landscape. We have spent £35k so far.
When We had the plans drawn in 2019, builder said he could build the “shell” including plumbing for Shower Room but no fittings for £20k. I don’t think that was far off.

We’ve done lots over the years - loft conversion, attached garage conversion. The last one we did was to add a single storey extension to the rear, off the kitchen 2 years ago. It’s 5m x 5.5m, with a flat roof and roof lantern. We’ve split it into 3 rooms (dining room, utility and small office). We had to have a new kitchen, as we used the existing window as the access route, and blocked up the existing external door to form a new window. DH did a lot of the work himself, and we think we’ve spent close on £30k all in (including new kitchen, utility and new boiler). It would have been a lot more if DH hadn’t done what he did (he’s a chippy).

We had a big extension at our old house to the side (where a car port used to be) Double storey, downstairs we extended the hall, added an office, cloakroom and utility room / sunroom. Upstairs a large bedroom and en suite. Cost about £80k in total IIRC. We had a main contractor do most of it.

We did a single sorry extension on the back of our kitchen so removed the wall, added steelwork and a 4m x 5m extension. We have a sloping tiled roof, two velux, french doors, back door to the left and large window to the right.

This was November 2018 and the extension (inc heating and electrical etc) but no floor was £26,000. We're Cheshire.

We have had one done recently. 33 Square meters. It cost us around £38k for the extension. We also got a full new roof, new cladding on dormers and whole house roughcasted to match which brought it up to about £45k. Add in a new kitchen and a bathroom suite, plus getting it all decorated and it brought it up to around £60k

Remember whatever quote you get from a builder you still need to account for planning permission, building warrant, architect drawings and structural engineer drawings depending on what you are doing. All the legal stuff like that will cost several thousand pounds before you even get so much as a shovel in the ground.

We didn't have any of these costs. All covered by permitted development rules and no plans or technical drawings required.

My £26k was everything except the floor and paint on the new plaster and we had a useable room.

Our costs were included in my figure. Cost of drawings, building Inspector, water board permissions and using a contractor approved by them to make all drainage connections. In the region of £1600.00 .

From our experience, an extension costs 25% more than the architect’s estimate!

Did you need building control sign-off?
