She should have been told beforehand what was included. If there's no mention of a fridge then she can ask the landlord to remove it. I can't see how she can be responsible for it - my tenants have a couple of white goods included, they are responsible for any repairs or buying a new one if it finally fails (nothing I supplied is new) but if they buy a new one then that belongs to them not to me. this was clearly specified in the agreement before they moved in.

Thanks all. I have written back to the letting agent suggesting we move and store it but liability should be removed as it will be sat unused in a garage for 12 months.
Or that the landlady should remove it from the property herself. Thank you for all the input. Joa

Thank you all, the letting agent has now agreed that they will remove the liability if we store it for them. Will ensure video evidence is taken of the condition before and after moving it to the garage.

When we rented our first flat, the fridge freezer was included and it was broken when we moved in. Landlord replaced it no problem- it doesn’t cost loads to replace with a cheapie one surely?! I would think landlord needs to expect to have to pay for these sorts of things every now and then.
Second flat was advertised as unfurnished and didn’t come with white goods. |

We rent out some properties unfurnished.
We provide the cooker and I think some have built-in dishwashers. We've replaced them when they have broken. We've never considered providing "free-standing" white goods. As I recall, we would be liable for having them tested for safety, so we don't provide them. In our old family house, we sold the non-built in dishwasher to the new tenants for £1, so it then became their property. Glad you've got a result. |

Glad you got it sorted.
My rental is completely unfurnished but I left a cooker for the tenants on their risk. If I had new tenants and they had their own cooker I would just arrange for the already installed one to be uplifted and scrapped. |

The property I let is termed unfurnished but I supplied white goods and it’s my responsibility to replace these. So far, in 5 1/2 years, the washing machine, dishwasher and fridge freezer have needed replaced (they were used by my parents before they passed away and were quite old).
My tenant is moving out in 2 weeks, so that’ll be a whole new experience for me 🤭
