When the contract ends that's it. You own nothing. For those of us who bought early on that day will have been a long time coming and a lot will have sold before that date.

As the end date approaches people will not be able to sell their contracts albeit some may buy them if the cost including legal fees is less than 1 holiday paying cash would cost them albeit highly unlikely.

The one things are going when we get to 2039, 2040 and 2041 owners will be able to rent out their properties for $32 per point. Nobody will be interest in selling their properties. Imagine renting out 400 points and getting $12,800. It will be interesting.

The conrtracts always have a value up until they expire, assuming there is still a rental market.
I suspect there is a 'sweet spot' for selling- maybe we have seen it just now with Beach Club. But if you miss the sweet spot, you have to consider what you will get from it v rental income.
Unless I need the capital, I can envisage keeping my points to the end and switching to renting when not wanted.

It will be interesting to see what happens with the direct prices over the next 5 to 10 years. The direct DVC price for Beach Club is $235 per point. I am not sure the number of people who are buying Beach Club direct for $235 per point. My guess is not many but I am not sure who has that information.

That's crazy for a contract with 22 years left on it!

Agreed you’d have to be bonkers to buy Beach Club direct. It’s nice, but not that nice.

I could never afford to stay at poly or GF if it wasn’t for DVC. At over $2 to £1 it was a no brain for me in 2007. $15000 for a 47 year contract or $15000 for a 2 week stay

Getting Excited

I bought resale BLT 4 years ago as our first as we find the location unbeatable. The when adding on we would have loved BWV, but made no financial sense with the cost and number of years left. So we added on twice at SSR.
Had to Cancel this years holiday and had 200+ banked points that needing using before 31/1/21, and we won't be going back before then.
Easily rented them on US forum in 2 days, the money gained more than pays my Dues this year and I get to bank all this years points. At this point in time it seems a sound investment!
