we are currently buying a new house so much stress

the management packs a must cost us 300 to get ours for our buyer, the boiler has service records for every year since built (6 years ago) i thought it was the norm to have a yearly service? its included in our boiler insurance

the extention would be our deal breaker and we would walk away

The extension wouldn’t be a deal breaker for us at all, but I would be asking my solicitor to do his/her job and advise.
It depends on the type of property.

I have bought 2 houses

The first we removed a chimney breast and made the kitchen in the dining room. Didn’t cross my mind that I might need permission. Buyer didn’t care, the bigger kitchen/diner was the reason they liked the property after all. We just got an indemnity policy out

This house has an absent leaseholder, as in it is leasehold, but it isn’t managed and nor are the rents collected. I was really concerned about that as we may well want to do a loft conversion. Our solicitor said don’t worry about it, just do it and when we sell he’ll sort an indemnity. Planning permission is different of course.

Both houses I have bought had old boilers in, they hadn’t been serviced. I have never had boiler insurance. Last of my concerns as boilers aren’t that expensive
