Bulging roof tiles?

I've noticed that my roof tiles are starting to buldge up (especially at the bottom/middle of the picture) and isn't looking to good.

There are no leaks, but as I will be selling up in the future it doesn't look to good. Any idea what is causing the buldging?

Mmm. Could be cracked tiles that has allowed water in slightly and the battens have swollen.

You aren't going to like this sorry. If I was making an offer for the house and looking at the whole roof aspect I would say my offer is £9k lower to cater for a new roof. To me it looks like it is rapidly reaching end of life.

How old is it? 1950's?

Thanks, and I did wonder if it realistically needs replacing. It's a 1936 property, but on a positive it only has tiles on the front because the back is a full sized loft conversion so no roof tiles.

If those tiles are the originals they have done well.

More to the point where can I get 5 brushed steel double sockets with black inserts!
I'm struggling as all the suppliers here only have the new style flush ones!

Our roof was more than 9k Mickey. But we felt any future purchaser would knock 10k for the roof straight away. If it's not leaking is it worth the upheaval.

Can't help you Tom but you may be impressed to know a lot of our slates were still in good condition and our house is 1910.

Can't beat slates. Invariably 75% of them can be trimmed and re used.

I would take a few tiles off. See what the damage is and patch it up, with the original tiles.

I did ask! Then we tried to sell them but they were French not Welsh so no demand. We have replaced with slate, the red tiles look awful on these style houses in my opinion.
