Mobile Thinking of selling

Hi all,
Due to one of our endowments under performing by quite a bit we may be looking at selling.
We have 200 pts at SSR,with 400 pts banked.
Can anyone recommend who to use to sell with, any of the pitfalls, and what we are likely to get.
Many thanks
David

David,

I am the Broker for Buy and Sell DVC, Inc.® I would love the opportunity to help you sell your property. We only charge a 6.5% commission compared to most who will charge 8.5%. I have been selling Disney Vacation Club properties since 2004. As a foreign seller you do pay a 15% FIRPTA tax at the time of closing. The basics of the tax is that you pay it at closing and then get it back typically 4 to 6 months later. I have two different FIRPTA specialists you can reach out to and see which one you prefer. During this pandemic for some reason Nancy Carpenter seems to be the choice of the sellers but both are good.

Nancy or Wade can explain the FIRPTA in further details. I would suggest you send them both an email and say something like “I own a Saratoga Springs property I might be selling with Jason Erpelding at Buy and Sell DVC, Inc.® I am a foreign seller and I understand I have to pay a 15% FIRPTA tax at closing. I also understand you might be able to help me recover those funds. Please explain how you can help me and the costs I would have to you.”

Wade wadejohnsonpa@aol.com

Nancy Carpenter nancy@fitaxes.com

If you have any questions let me know. I can go into further details on how to list and what prices to expect if you are interested. You can send me a private message or email me at jason@buyandselldvc.com.

Thanks,

Jason Erpelding

We sold our Boardwalk contract 10 years ago, and bought at Saratoga. Both transactions were completed through dvcstore.com with the help of Jamie Carr. One thing to get your head around is FIRPTA, or whatever it's called these days. Once again, dvcstore helped with claiming that back too. You'll need to have a notary to sign the paperwork this side of the pond. We've since bought at Bay Lake through DVC too.

We sold our Old Key West contract with ResalesDVC and used Nancy Carpenter to recover the tax. I can recommend them both, the process was very easy.
