I don't think you can be in breach of contract when you haven't signed one ...its more likely that she is in breach of a verbal contract, given your attempts to talk to her !

- talk to your cc company - i'm sure they will be able to advise you over the matter.

Personally, if the cc agree to refund you, I would write to her cancelling the booking citing a loss of trust & confidence and your (IMO very valid) reasons/evidence why ...

You have no written contract.
I would add a request for the full refund of your deposit to your letter.
Good advice already given regarding contacting your CC company.

Then move on to plan B.
You should still be able to get a lovely villa. Try putting a request on the rental section of the Dibb.
Don't be put off by one 'bad Apple'. The vast majority of villa owners do their best to ensure guests have a great villa experience.

I would just like to wish you well and repeat this is so unlike the norm for villa owner behaviour
All of us do not understand her problem ..apert form the fact that she has not given you any wrtitten confirmation(maybe she is just lazy/ badly organised ...but she has a Florida property she is trying to rent out! ...does she not want your money for the stay ...the balance?
That would surely be a priority for her
I would continue as advised...try to find another villa using the Dibb(there are new owners often on here who may have a full calendar yet)...meanwhile at last minute contact with her could still come thru ,...ask advice for cc payment return (you may be out of time)...amd badger the rental listing site
You would never need to worry about breach of contact since you never signed anything
They will not take responsiblity, probably written in they do not need to..but they need to recognise that this is not an efficient villa owner with a system set up of any sort...and should ask her to leave their lists
Do hope this all turns out OK for you, and just wish could help you more
when are your dates ?

You need to have a plan B this lady is at best very disorganised and not very proofessional. I would be looking to move your booking elsewhere. Off course worst scenario is you forfiet the booking deposit but as you never signed anything there is no breach of contract.

Try a request in the DIBB villa request section as Susan said a few newer DIBB owners one may still have the space in their calendar.

I would be speaking to my credit card company immediately for advice and asking if they could refund, and looking for another villa.

Good luck - I hope you can get it all sorted - don't get too stressed as I am sure you will still be able to find a lovely villa at short notice - maybe not in your first choice location but you will find one.

Hope you manage to get this sorted out. I was a bit lax with emails back in June as I spent most the month in and out of hospital with my daughter. So you never know she may be having a hard time. I think if she doesn't answer to your letters promptly I would get money back from credit card company and rebook with someone a bit more reliable.

I agree I was in and out of hospital but between me and DH we took 42 weeks of bookings and always answered our emails
Good luck I am sure you will find a good villa but get your deposit back from the CC as soon as
