How much did you pay for your loft conversion?
Hi all, we have someone coming out to quote next week for a loft conversion on our 3 bed house with a full dormer, and have no idea what price to expect! Anyone had one done recently?
Just to add DH is a 2nd fix carpenter so we are going to ask for 2 quotes, one to do all of it and another to just get it to 2nd fix stage! Also we are in the South East not sure how much difference that makes! |

We were quoted a few years ago at around £35k.

We are in West Yorkshire and came in at about £30k but that wasn’t a dormer. Floors needed lowering in the floor below though so it wasn’t as straight forward as it might have been. That price includes the cost of the en-suite and all the building regs/plans and fire doors that were required through property.

I would also guess around the £35k mark for them to do it all. When we had our loft conversion done about 20 years ago, I provided the shower tray/surround, the toilet and wash basin, whereas some people leave it to the builder to provide them (I wasn't penny pinching just getting the ones I liked).
One thing I insisted on was a large window in the main bedroom, as many have small windows that don't look right, but more importantly restrict the amount of light coming in. The cheapest quote isn't always the best, and ask the builder for a list of loft conversions he's done locally. Some builders are fine at building an extension but not necessarily so good at loft conversions. |

My mil had one done 5 years ago. We are just outside of London and her cost £55,000. She was quoted about 10% lower however but things cropped up along the build and ended up being a little more.

I hate to say it MH but for most of Greater London that’s roughly what you’ll pay. A friend round the corner from me (Feltham) had hers done last year for 50K and another the year before that for 75K, she lives in Twickenham though. Only putting one large bedroom and a bathroom in the loft.
