Extension
Hi All,
Asking for a friend, how far along should a single storey extension be at week 10? Foundations had to go very deep so that took some extra time with a digger. It is roughly 1.5m wide, 2.4 high and approx 10m long. Anyone got a rough idea?

Sue. To be honest there are so many variables that nobody can really say
Weather, getting the footings signed off, other ongoing work, material availability, concrete drying time, steel availability etc etc I am hearing rebar is a big problem at the moment so that can hold up the concrete pour. For that size and if all went well and 3 Guys were on it then it could be fully up and watertight if they pushed hard.

Thanks for the reply, most of the brickwork is done but no roof. My poor friend is really anxious as the builder misses loads of days without explanation and works very short days when he is there.

My extension was 4m x 5m and took less than 4 weeks. Started mid September and finished mid October a couple of years ago.
Same builder is doing a neighbours currently and predicted 4-6 weeks to allow for weather delays. I think they need to have a clear conversation about timescales. Assume they've not paid out too much yet. |

What plan was agreed in the contract?
This is the only way you can measure whether it is within an acceptable timeline or not. My foundations were in in three weeks. But there was a lot of demolishing and clearing to do to get access. And our extension was 18m x 5m extension plus 11m x 4m double garage. Basically once there was access - marking and digging took one day. Concrete poured the next. Footings up to damp proof level three days later (inc. drains). Subfloors in 4 days later. And around 2 and a half weeks to get the walls and steel done. Edited at 04:26 PM. |

She has said the builder said 8/9 weeks and that includes new windows all round and a new kitchen in.

If it was agreed that it would take 8/9 weeks a serous chat needs to be had and quickly. The schedule should have included additional time for days missed due to weather and holidays/ time off for anything else.
