Change the locks immediately.
We have our locks changed within an hour of the tenants leaving. We dont even wait overnight.
If you have a break-in with the keys, insurance wont cover you.

Are you using an agent? They chase any debts for us.

The last tenant occupying our house whilst we lived overseas missed rent and also left the house in a bit of a mess. The letting agent traced them to their next address, I am not sure how they did it.

It was the letting agents job to collect and chase up payments but they did not do this after they left the property and I don't think your agent (if you have one will chase them up now either).

We did not pursue the tenant for the final rent and for damages, we kept their deposit but it was not enough to cover it. I don't think we would have got anywhere and to be honest I was just glad to get them out of there, I had to get an eviction order. I would chalk this down to a business expense.

We have changed the locks today

We used to use a letting agent for about 5 years with her then started to manage it ourselves as she was so good. She was ok for a while then she started to not pay her top up money

This coincided when I think about it when she started to work more.

The other properties we use are all managed by agents.

I have just gone through a similar experience. It took me 10 months to evict the tenant in the end, finally got her out in august. She did finally leave a day before the bailiffs were due, owing over 3K in rent. Left all her belongings in the property and in a right state which I had to end up paying to clear after allowing her yet another two weeks to collect her belongings.
I only recently got the deposit back as it had to go through the proper channels and took nearly two months. The rest Im having to right off as it is not worth the cost and stress. Just glad she out.

Ive just put the property on a guaranteed rent option for a year to balance myself and not have the stress. Angry doesn't cover it. I hope you work it out. Ive had to put it down to experience as annoying as it is. I think most people have to as unfortunately nothing seems to work in the landlords favour ( that my experience anyway)

Spot on. When we had trouble and I started brushing up on the legalities, nearly everything was written from the non-paying tenants view. I read articles that started with comments like “you should not have to lose your home because you haven’t paid your rent...”.

We were in Australia so it was particularly worrying, I can’t remember what we paid in solicitor fees for the eviction. As you say though, by this time, all I wanted to know was that they were out.

Small claims court?

You may not get your money back, but you could engage bailiffs if you are successful and she doesn't pay?
