Living Room Renovation

Now that the hall is done, operation “get rid of the pine” continues and we are onto the living room.

After seriously considering moving last year we finally decided that we love our house, the location and the decent sized rooms that we just wouldn’t get in a new build. Well, not at the price we’d be willing to pay . I should say, the living room is probably the smallest proportioned room in the house and it doesn’t have one full wall.

So, decision to stay made, we started doing some renovations. The hall was a long and frustrating job as we didn’t coordinate our tradesmen well so there were weeks of no action. I don’t want to make that mistake again.

Work to the living room will include:

Removing old fireplace and fire - can we remove the fireplace without disconnecting the gas or does that need done first?

Walls and ceiling will be skimmed (plasterers booked week commencing 2 May).

Joiner to replace all skirtings/facings and two doors with pre-primed and flooring (quick step impressive soft oak grey).

Painter to paint ceiling (white) walls (goose down) skirtings and facings and doors (white).

New fire and fireplace to be fitted.

I’m unsure of the order things need done. Should the joiner be first then the painter or should the painter paint the ceiling/walls then the joiner then the painter back? I honestly have no idea.

Also, I’m thinking of teal accents but any suggestions welcome .

Sofa is ordered - not the colour shown! Natuzzi Brama in Anthracite (dark grey) . I’d love a fabric sofa but unless I get rid of the husband and dog it’s just not practical - they’re messy .

I love that flooring it laminate or vinyl? It's the sort of thing I want in my kitchen.

It’s laminate, we have it at the bottom of the stairs and it’s lovely. Carrying it through to the living room.

Your lounge seems massive to me, I’m in the process of buying and been round about 20 houses and that’s the biggest I’ve seen.
We took our electric fire off, and boarded the area, then fitted a fireplace to the wall, DH made a mantel piece and a floor surround out of timber that we stained. I’ll try to find a pic

I feel your pain about the ‘no full wall’. We have the same problem. A fireplace on one wall, French doors and two windows on another, a long radiator takes up the whole of a third wall and the door into the room on the fourth wall. It’s a pain trying to arrange the furniture.

We don’t have a full wall either, we have a box porch that comes into our lounge; one wall has the front of the house window as well as half the porch, and the other has half the porch and a radiator.
We then have a big arch through to our kitchen diner, and the fireplace wall.
Doesn’t bother me at all, alcoves are excellent for furniture, and we just put an armchair under the window, and a sofa against the radiator

Loving the dog - we have one who likes in on the act too .

It’s a gas fire we have and we do use it so will keep a gas fire. Ideally I’d like to take the chimney down but that’s stepping into structural engineer/major expense territory .

If you’re taking fire out for a while it’ll need capping - although looking you can probably remove that fireplace without taking fire off?
Painting is the last job - make sure joiner comes after flooring so you get skirting on top of floor. You could always do a rough coat of paint on new plaster before the joiner comes x
